SG Construction is looking for a hands‑on Residential Construction Project Manager to lead custom outdoor‑living projects across the East Bay, including decks, pavilions, pergolas, cabanas, outdoor kitchens, ADUs, and full backyard remodels. You'll own projects from pre‑construction through final walkthrough, keeping jobs on schedule, on budget, and up to our high standards for craftsmanship and client care.

As our Residential Construction Project Manager, you’ll be the operational hub for multiple outdoor‑living projects at a time. You’ll:
- Plan jobs from pre‑construction through closeout
- Coordinate crews, subcontractors, and inspections
- Keep schedules and budgets on track
- Serve as the primary point of contact for clients
- Protect and elevate our reputation for quality and communication
Key Responsibilities
- Build and maintain realistic project schedules from kickoff through completion.
- Coordinate sequencing with field crews, subcontractors, and deliveries.
- Monitor progress daily/weekly and take action to prevent delays.
- Communicate upcoming work and schedule changes to clients and the internal team.
- Track job costs against the approved budget using Job Tread or similar project management software.
- Verify labor hours, materials, change orders, and subcontractor invoices.
- Flag potential budget overruns early and collaborate with the Owner on solutions.
- Explain cost impacts clearly to clients when scope changes or unforeseen conditions arise.
- Review plans, engineering, estimates, and contract scope before each project starts.
- Conduct site visits to confirm access, elevations, utilities, and job readiness.
- Confirm materials, inspections, and long‑lead items are lined up before mobilization.
- Participate in internal handoff meetings to fully understand design intent and client expectations.
- Visit job sites regularly to verify workmanship, safety, cleanliness, and material needs.
- Provide clear direction to crews and subs so work matches plans and SG standards.
- Troubleshoot field issues quickly to keep jobs moving.
- Coordinate inspections, USA 811 calls, and any special inspection requirements.
- Serve as the main point of contact for clients during construction.
- Provide proactive updates on progress, schedule, and next steps.
- Manage change orders and clearly communicate their effect on schedule and budget.
- Maintain a calm, professional presence and build trust through honesty and follow‑through.
- Ensure installations meet SG Construction's craftsmanship and specification standards.
- Oversee punch list completion, final cleanup, and inspection sign‑offs.
- Collect photos, documents, and closeout information for company records.
Qualifications
- 3 to 5 or more years of experience managing residential construction projects (custom homes, remodels, or outdoor living).
- Strong ability to read and interpret plans, engineering, and contract documents.
