Summary of Purpose
The Senior Project Manager role plans, directs, manages and provides oversight of construction projects to ensure that the goals and objectives are accomplished within prescribed schedule and budget parameters and that the intention of the construction documents is adhered to.
The Senior Project Manager effectively communicates with office staff assigned to the project, project accounting, the project’s field staff, subcontractors and vendors, and the owner’s consultants.
The Senior Project Manager provides internal and external coordination and collaboration with project partners and stakeholders. The position requires considerable judgment and latitude in performing job duties, and is expected to function effectively with minimal to moderate direct oversight by the CEO.

- Ensure thorough and competent management of project schedule, budget, resource allocation, and documentation during the complete life cycle of the build
- Maintain timely and effective communication with team, field, client, owner’s rep, design partner, etc.
- Have a proactive, flexible, and responsive attitude when faced with partial blueprints, design developments, challenges, opportunities and changes
- Participate in project estimating
- Participate in pre‑construction planning, budgets and schedules with the estimator and the site superintendent
- Own build budget and all elements related to the economics of the project
- Value engineer as needed with cost analysis and recommendations in unison with the estimator and the site superintendent
- Develop project schedule with superintendent and review with appropriate in‑house team
- Own, edit and update active build project schedule and all schedule related elements such as three‑week look‑ahead
- Identify, qualify, and manage subcontractors including RFPs, bid management, contracts, scope of work, build work completion, payment, evaluation, safety compliance, retainage, and close‑out
- Manage materials‑related activities including submittals, change orders, take‑offs, pricing, and orders
- Manage project documentation including owner’s manual, submittals logs, job logs, safety documentation, project communication files and permitting
- Review shop drawings for windows, cabinets and other building elements as needed; assure project close‑out including warranties, materials, finish schedules, etc.
- Conduct post construction project occupancy review
- Participate in company growth, community engagement and cultivating milestones in keeping with company strategic objectives
- Participate in the active onboarding of essential staff as the company continues to grow and expand
- Participate in mentoring and teaching junior staff so that junior staff have the opportunity to grow into more senior positions within Design Line
- Act as project liaison to Service Department as needed
10+ years of high‑end residential construction experience required.
Skills, Knowledge and Expertise- Construction Management degree or other relevant education plus experience
- Ability to read and interpret architectural drawings and specifications
- Excellent communication, team‑building, and mentoring skills
- Ingenuity based on technical and materials knowledge
- Proficient in Microsoft Office Suite, Microsoft Project, Blue Beam and/or Adobe Acrobat, Procore, Dropbox
- Familiarity with Spectrum Construction Management Software or similar enterprise software for construction
