Position Summary
We are looking for a skilled and reliable Maintenance Technician to join our team. You will be responsible for maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for our residents. This hands‑on role involves diagnosing and repairing maintenance issues, completing apartment turnovers, and performing preventative maintenance. The ideal candidate has a strong work ethic, a diverse set of technical skills, and a customer‑first attitude.
Core Responsibilities
1. Service Requests:
- Respond to, diagnose, and complete resident service requests in a timely and professional manner. This includes, but is not limited to:
- Plumbing: Repairing and replacing fixtures, clearing stoppages, and fixing leaks (sinks, toilets, bathtubs).
- Electrical: Repairing and replacing outlets, switches, light fixtures, and ceiling fans.
- HVAC: Diagnosing and performing intermediate repairs on HVAC systems.
- Appliances: Diagnosing and repairing all standard apartment appliances.
- Carpentry & Drywall: Performing minor carpentry, repairing/replacing doors and locks, and patching/painting drywall.
- Perform all necessary maintenance and repairs to prepare vacant apartments for new move-ins, ensuring they meet company standards for quality and timeliness.
3. Preventative Maintenance:
- Assist in a preventative maintenance program, including tasks like regular filter changes, property lighting inspections, and system checks.
4. Property Upkeep:
- Maintain property common areas, including amenities, hallways, and models, ensuring they are clean, safe, and fully functional.
5. On-Call Service:
- Participate in the rotating on-call schedule for after‑hours, weekend, and holiday emergencies.
6. Safety & Compliance:
- Adhere to all company safety policies, including proper use of Personal Protective Equipment (PPE). Maintain a clean and organized shop and be aware of all local, state, and federal safety regulations.
Key Performance Indicators (KPIs)
- Work Order Completion Time: 95% of non-emergency service requests completed within 36 hours.
- First-Time Fix Rate: 90%+ of work orders completed without callback.
- Make-Ready Turn Time: Average of 7 business days from move-out to move-in ready.
- Resident Satisfaction: Maintain a minimum 4.5/5.0 score on maintenance-related surveys.
- Safety Compliance: Zero preventable safety violations or incidents
Qualifications & Skills
- Experience: Minimum 2+ years of hands‑on maintenance experience, preferably in property management, hospitality, or a related field.
- Certifications:
- EPA Section 608 Certification (Type I & II or Universal) is required.
- Certified Apartment Maintenance Technician (CAMT) is a strong plus.
- Certified Pool Operator (CPO) is a plus.
- Technical
Skills:
Must have solid, demonstrable skills in plumbing, electrical, appliance repair, and HVAC. - Customer Service: Must have a positive, "can‑do" attitude and excellent communication skills for interacting with residents.
- Work Ethic: Must be reliable, self‑motivated, and able to work independently and as part of a team.
- Requirements:
- Must have a valid driver's license and reliable transportation.
- Must have your own set of standard hand tools.
- Ability to lift up to 50 lbs and work in various weather conditions.
- Proficiency with work order management software (e.g., Yardi, Real Page, Entrata) is preferred.
