We are seeking an enthusiastic and driven A player who wants to contribute and grow with a Real Estate investment company in San Diego.

THE ROLE: You will be working directly with the Dwell West Homes asset management team overseeing the Disposition/Resale of their investment properties - both their flip and rental investments. There is opportunity for growth in this role. This is an important hire for us and thus we are being selective. We are looking for someone who can make an immediate impact and comes with previous experience;

Some responsibilities include:

• Own the management of our Dispo Pipeline of from renovation handoff through the re-sale to the general public.
• Act as the liaison for all in-house listings including agent activities such as holding/scheduling Open Houses, coordinating showings, facilitating offer negotiation, etc.
• Transaction coordination including drafting and reviewing documents, communicating with escrow and agents, and anything else needed to get a deal to the finish line.
• Assist team with reviewing inspections, title, and disclosures and completing diligence.
• Provide market insight, suggestions, market plans, and opinion of value to Asset Manager on assets.
• Oversee the marketing and sale of our assets including renovation handoff walks, staging, photography, listing agent selection, listing coordination, and file auditing.
• Build relationships with agents and provide top notch customer service throughout the disposition timeline.
• Work with project management team on request for repair negotiation, VPs, and callbacks.
• Weekly property visits as assigned (mainly in San Diego County).

• Proficient understanding of residential real estate and property management
• Proficient understanding of the escrow process, timelines, transaction coordination, and documentation
• We do our best to be as productive as possible during ‘normal’ business hours but some after hours and weekend work will be expected and required.
• Ability to manage multiple projects, vendors, and job responsibilities
• Strong communication skills and professionalism when writing correspondence or speaking on the phone
• High level of personal integrity, professionalism and business ethics
• High level of detail, organization, and task management
• Ability to problem solve and make solid independent judgment
• Ability and confidence to work independently – including outside a standard office
• Ability to prioritize and carry out tasks efficiently and competently
• Proficiency with Microsoft Outlook, Word and Excel and ability to adopt new software.
• Reliable transportation
• Basic understanding of the renovation process is a plus but not a requirement
• A pre-employment background check and drug screen may be required
