The Senior Vice President (SVP) of Property Operations is responsible for the profitable operation of all apartment communities in the assigned region(s) as well as the any assigned corporate P&L division. Responsible for supervision of assigned communities, Regional Vice Presidents, Directors of Real Estate, Regional Portfolio Managers, and Senior Regional Portfolio Managers, and other Department Heads. The SVP will maintain CONAM's fiduciary responsibilities in the supervision and direction of the operation of the apartment communities and the corporate division(s) under their supervision of and with specific authority delegated by CONAM's designated broker.

What we're looking for:

Senior Vice President (SVP) of Property Operations to support Portfolios in San Diego, CA area with strong experience in affordable properties.

This position is Full-Time | Salary |Pay Range for this position is: $200,000 - $220,000 / Yr + bonus based on portfolio performance.

Key responsibilities include:

* Operational Oversight:
Lead marketing, leasing, and day-to-day operations to achieve occupancy, revenue, and owner goals across the assigned portfolio.

* Financial Leadership:
Oversee regional and property-level financial performance, forecasting, and budgeting; ensure accuracy of reporting and alignment with approved budgets and management agreements.

* People & Performance Management:
Directly manage regional leadership teams, ensure compliance with employment laws, address performance issues, and oversee performance evaluations.

* Training & Development:
Ensure training compliance, identify development needs, and support mentorship and leadership growth initiatives.

* Talent & Recruitment:
Partner with Talent Acquisition on recruiting, interviewing, and onboarding for key regional and onsite roles; authorize offers and compensation in accordance with policy.

* Compliance & Legal:
Ensure adherence to fair housing, fair employment, regulatory requirements, and all provisions of property management agreements.

* Affordable Housing Oversight:
Ensure compliance with applicable affordable housing programs, file audits, reporting, and use of required systems.

* Owner & Executive Communication:
Serve as a primary point of contact for owners and asset managers; communicate portfolio performance, risks, and opportunities to executive leadership.

* Customer Service &

Risk Management:

Ensure timely resolution of resident concerns, incident reporting, OSHA compliance, and proactive risk mitigation.

* New Business Development:
Identify and support new management opportunities to grow the portfolio and company.

* General Leadership:
Maintain required real estate licensing, attend owner and client meetings, travel as needed, and uphold fiduciary responsibility.

Requirements:

* Bachelor's degree or seven to ten years of qualifying property management experience required.

* A minimum of five years of multi-site supervisory experience is required.

* Experience in supporting Regional level associates is preferred.

* Experience with Affordable properties, Tax Credit, Lease Up is required

* State of CA Real Estate License is required or willingness to obtain CA License within first 90 days.

* Knowledge of property management software platforms (Yardi, Real Page, Bostonpost, Gracehill, Revenue Management...etc.) preferred.

* Knowledge of Microsoft suite.

* Excellent professional written and verbal communication skills.

* Strong organizational skills that reflect the ability to perform and prioritize multiple tasks seamlessly with excellent attention to detail.

* Must be highly self-motivated and customer centric.

* Provide a positive customer experience internally and externally.

* Great analytical, critical thinking and problem-solving abilities.

* Strong adaptability and capacity to work in fast-paced environments.

* Valid Drivers License and Valid Auto Insurance

* Ability to travel 60% of the time
