The Maintenance Technician assists the Maintenance Manager in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner and, in addition to the duties described herein, will perform other duties as requested by the Maintenance Manager and Community Manager.

The Maintenance Technician must provide exceptional customer service while assessing and repairing the property.

• Be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerant.
• Monitor the property to identify unsafe conditions and take action to correct them (e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights).
• Be aware of all utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
• Perform basic and advanced HVAC repairs to residential heating and cooling systems, including preventive maintenance, troubleshooting, repairing/replacing faulty parts, pulling vacuums and charging units, and repairing/replacing entire HVAC systems.
• Perform basic electrical repairs on appliances, fixtures, switches, outlets, circuits, etc., and light plumbing work (clearing stoppages, replacing fittings, etc.).
• Perform carpentry work such as fitting doors, freeing windows, replacing/building shelves, sanding and refinishing floors, and painting interior and exterior surfaces.
• Painting: apply knowledge of painting techniques including taping and texturing, caulking, interior painting, and minor drywall repairs; comply with OSHA regulations on hazardous materials storage and handling.
• Flooring: prepare for stripping, waxing and cleaning floors; operate machinery (buffer, shop vacuum, sander) and mix chemicals properly.
• Replace broken glass, tile, screens, disposals, fixtures, appliances, draperies, locks; assist in custodial and grounds work as needed in common areas.
• Respond to work orders and resident concerns in a timely and professional manner.
• Assist make-ready staff as required to meet deadlines.
• Complete accurate records regarding preventive maintenance and work orders; report maintenance or resident-related concerns promptly.
• Periodically inspect units, buildings and common areas; perform repairs and janitorial assistance as needed and ensure storage areas and entrances are secured and adequately lit.
• Attend and participate in training seminars; operate within OSHA standards and company safety policies at all times.
• Maintain effective, timely, and professional interactions with residents, contractors and the property management team on all maintenance services provided.
• Monitor inventory levels of spare parts and supplies and inform Maintenance Supervisor or Community Manager of shortages.

Activity and physical requirements include standing, walking, sitting; lifting, carrying, pushing, pulling up to 30 pounds; twisting; climbing stairs and ladders; stooping, kneeling, crouching, crawling; driving; computer work; and other physical activity. Some duties may require lifting above 75 pounds or pushing/pulling above 75 pounds. Specifics are listed in the original description and must be performed as needed.

• HVAC certification preferred.
• Preferred one-year experience or training in carpentry, light plumbing, light electrical work, painting, refurbishing and cleaning, air-conditioning.
• Proven knowledge and application of codes, laws, and regulations.
• Must be able to pass background investigation and drug screen.

• High School Diploma or GED.
• Valid Driver’s License and acceptable driving record.
• All specific certifications required by law.
• Must successfully complete all required courses, classes, and training provided by Michaels.
