MaintenanceTechnician
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The technician also supports the make-ready process under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance
- Regular/daily onsite attendance is required
- Respond to resident and management requests and work orders for common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for common areas and units are completed
- Assist with scheduling and performing maintenance and repair-related turn events
- Assist in daily cleanup of exterior areas, including grounds, breezeways, and all common areas
- Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs
- Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions
- Maintain preventative maintenance program to extend life of the community while minimizing future repairs
- Understand and follow Asset key policy
- Maintain an organized, well-stocked maintenance shop adhering to safety standards and OSHA guidelines
- Assist Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices
- Participate in unit inspections as requested
- Assist Maintenance Supervisor with monitoring inventory of equipment and supplies
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, make-ready status, and work in progress
- Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit
- Report observed violations of community rules to the Maintenance Supervisor and/or Community Manager
- Participate in on-call emergency at the community
- Utilize property resources, equipment, and supplies efficiently
- Perform additional tasks as requested by Maintenance Supervisor and Community Manager
- Customer & Resident Relations:
Manage excellent customer service and monitor service request turnaround and responsiveness - Project a favorable image of the community to achieve property objectives
- Ensure consistency in dealing with residents on all matters
- Enforce community policies as delegated by the supervisor
- High School Diploma or Equivalent
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regularly move about to accomplish tasks; climb ladders and stairs; work in various environments including tight spaces and outdoors
- Be able to lift and move objects 100+ lbs; operate tools and equipment; communicate with others; work overtime, weekends, and on-call emergencies
- Must have reliable transportation due to on-call requirement
Salary Range: $22 per hour to $25 per hour
