Job SummaryThe Maintenance Planner is the prime input/output operator of the Computerized Maintenance Management System (CMMS) and at the direction of the Director of Maintenance will complete all CMMS reports and will manage computerized inventories of maintenance supplies and other data. Assists the Director of Maintenance in planning day to day operations of the maintenance department by performing the following duties.
Essential Functions- Provides quality Customer Service efficiently to residents, families, co-workers and vendors in a manner to ensure satisfaction.
- Assigns all routine and emergency work orders to appropriate maintenance staff, documents and follows up on work orders for timely completion of job assignment and quality control.
- Issues preventative maintenance work orders to appropriate staff or preventative maintenance contractors in accordance with preventative maintenance schedules.
- Enters all data, work requests, work orders flow, time and production records into the CMMS for dispatch, timely completion, recordation and quality control.
- Manages computerized inventories of maintenance supplies, including stocking levels, usage rates and costs for corrective and preventative operations and capital refurbishment projects.
- Requisition s tools, supplies and equipment.
- Assist in processing invoices and enters purchasing and other financial data into the Computerized Maintenance Management System.
- Handle daily inquiries; telephone, vendors, resident requests.
- Maintains referral unit files.
- Performs all duties in a safe and efficient manner. Reports any safety hazards and/or accidents to supervisor.
- Follows department safety standards, practice body mechanic techniques and participate in campus-wide safety programs.
- 1-year certificate from college or technical school; or 3-6 months related experience and/or training; or equivalent combination of education and experience.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; ability to write routine reports and correspondence; ability to speak effectively before groups of customers or employees of organization.
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume; ability to apply concepts of basic algebra and geometry.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form; ability to deal with problems involving several concrete variables in standardized situations.
