Southwest Value Partners (SWVP), a privately held real estate investment company, is seeking a talented Senior Analyst to join its Finance Team. SWVP invests in institutional quality real estate in growth markets throughout the United States. SWVP has a disciplined and high energy approach to asset acquisition, operating execution, value creation, asset disposition, and development.

This Senior Analyst is responsible for developing and managing multi-year capital expenditure forecasts, overseeing development budgets, and monitoring the financial performance of capital projects from planning through completion. The role also manages the loan draw process by ensuring accurate reporting, compliance with loan agreements, coordination with lenders and inspectors, and timely funding.

This position will play a critical role in supporting the organization’s long-term capital planning, development budgeting, and financial oversight of major capital projects. This position collaborates closely with internal finance, treasury, construction management, and asset management teams, as well as external general contractors and lenders, to ensure accurate forecasting, disciplined budgeting, and timely funding of capital activities. The ideal candidate combines strong analytical skills with the ability to communicate effectively with cross‑functional teams.

The environment at SWVP is fast‑paced and dynamic, and the Senior Analyst needs to work well both independently and in a group setting. The position reports to the Associate Director of Finance.

Responsibilities Capital Spend Forecasting
  • Develop, maintain, and refine multi-year capital expenditure forecasts across active and planned projects.
  • Analyze variances between forecasted and actual spend, identifying drivers and potential corrective actions.
  • Build scenario models to evaluate timing, cash flow impacts, and funding requirements for capital initiatives.
  • Partner with operations, development, and finance leadership to align forecasts with strategic priorities.
Development Budgeting & Project Financial Management
  • Lead the creation, review, and ongoing management of development budgets from concept through project completion.
  • Monitor project financial performance, including commitments, change orders, and contingency usage.
  • Prepare monthly reporting packages summarizing project status and financial impacts.
Loan Draw Review & Lender Coordination
  • Manage the end-to-end loan draw process, ensuring accuracy, compliance, and timely submission to lenders.
  • Review contractor invoices, pay applications, and supporting documentation for completeness and alignment with loan agreements.
  • Coordinate with lenders, third‑party inspectors, and internal teams to resolve discrepancies and expedite funding.
  • Maintain audit‑ready records and support lender reporting requirements.
Qualifications
  • Bachelor’s degree in accounting, finance or related field required, MBA a plus.
  • CPA or CFA certification a plus.
  • Minimum of 5 years relevant experience, 3 within a finance‑focused role.
  • Big 4 or Large Regional/CPA background a plus.
  • Proficient with MS office; expertise in Excel
  • Excellent financial modeling and forecasting skills.
  • Ability to interpret construction documents, budgets, cost reports, and loan agreements.
  • Strong verbal and written communication skills.
  • Detail‑oriented, organized, and comfortable managing multiple complex projects simultaneously.
  • Ability to assume an elevated level of responsibility as a member of a team.
  • Self‑motivated, accurate, reliable, and flexible.
  • Ability to maintain confidentiality with sensitive information.
  • Ability to work independently with minimal direction.
