DESCRIPTION
  • Perform emergency first response, routine and skilled duties in the operation, maintenance, troubleshooting and alteration/repair of utility and building systems, controls, sub-systems and accessories such as but not limited to electrical equipment and components (600 volts and below), high temperature hot water distribution system, state mandated inspections per Steam Generators, gas fired / water to water hot water boilers, heating hot water distribution systems, Hydronic Water Distribution Pumps, Processed Chilled Water Systems, Autoclaves, High Pressure Steam and condensate systems, Air Handler Units, Fan Coil Units, Exhaust Fans, Air Compressors, Vacuum Pumps, Oxygen/CO2/Liquid Nitrogen utilities, Flood Response, Reverse Osmosis & Deionized water distribution systems along with their associated chemistry to maintain and extend the life of the building mechanical equipment and directly support terrestrial and aquatic life forms.
  • Test, maintain, repair and calibrate systems and equipment, diagnose equipment problems and perform complete repairs on UCSD campus and all auxiliary facilities.
  • Coordinate/execute complete building system shutdowns / de-pressurizations / drain-outs for internal and external customers.
  • Install and/or repair valves, regulators, safety devices to properly control liquid and gas systems.
  • Communicate and document corrective action necessary to avoid malfunctions, energy excess, shutdown or damage of any system. Read and interpret blueprints, specifications, shop drawings, schematics and manufactures specs to diagnose building wide system problems.
QUALIFICATIONS
  • Thorough knowledge demonstrated by experience operating, maintaining and repairing building systems including but not limited to, electronic controls, pneumatic controls, autoclaves, high pressure building steam systems, domestic, industrial, soft, deionized water systems, compressed air systems, controls, air handlers, heat exchangers, vacuum pumps and other building systems related to mechanical, electrical and plumbing systems.
  • Thorough knowledge of building systems, i.e. dead band, building steam systems, domestic and industrial water systems, compressed air systems, air conditioning compressors and controls, water systems and other related controls and systems.
  • Knowledge of tests performed for systems operations with ability to determine repair needs and effectively communicate them to supervisor.
  • Ability to produce comprehensive watch stander shift reports.
  • Substantial knowledge and understanding of engineering fundamentals with respect to systems and equipment.
  • Knowledge of proper use and maintenance of hand and power tools related to job functions.
  • Demonstrated ability to troubleshoot operational problems and make necessary system alignments, adjustments or repairs. Experience documenting corrective, maintaining logs and trouble call records.
  • Strong demonstrated ability to read and interpret blueprints and system diagrams.
  • Knowledge of tests performed for systems operations with ability to determine repair needs and effectively communicate them to supervisor.
  • Experienced user of standard computer systems and applications including Microsoft Office Suite, Computerized Maintenance Management System (CMMS) such as Maximo, electronic mail and web based applications.
