Job Description Summary

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Job Description

Essential Responsibilities

  • Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing defects, making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.
  • Completes documentation and paperwork to ensure service requests are properly documented and tracked.
  • Assists in maintaining grounds, common areas, and amenities by trash removal, pressure-washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
  • Supports cost-control programs by repairing instead of replacing parts when possible and practicing efficient use of materials and tools.

Other Responsibilities

  • Complies with safety and risk-management policies by attending routine safety meetings, completing required safety training, and reporting accidents promptly.
  • May periodically inspect work performed by contractors and vendors to verify quality standards and compliance with specifications.

Service Technician

  • Assists in conducting routine property inspections to identify safety concerns, keep the property in good repair, and communicate property needs to management.

Physical Demands

  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work indoors and outdoors in all weather conditions.
  • Push, pull, lift, carry, or move weights up to 25 pounds independently and up to 50 pounds with assistance.
  • Occasional travel may be required to assist other properties, attend trainings, or participate in meetings.
  • Work a flexible schedule, including on-call evenings, weekends, and holidays.

Required Licenses or Certifications

  • EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
  • Certifications as required by state and local jurisdictions (applies to all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.

The hourly range for this position is $18.00 - $19.00.

Additional Compensation

  • Corporate Positions:
    Eligible for quarterly or annual bonuses based on performance.
  • Onsite Property Positions:
    Eligible for weekly, monthly, and/or quarterly bonus programs.
