Overview
Maintenance Technician - San Antonio, TX role at Range Water Real Estate. This position performs technical and mechanical work to ensure the property's buildings, grounds, amenities, and common areas meet Range Water's standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities- Complete assigned work orders from resident requests within 24 to 48 hours and perform routine upkeep by diagnosing defects, repairing in accordance with policies, safety standards, and code requirements.
- Complete the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting completed work.
- Support cost-control by repairing rather than replacing parts when possible and using materials efficiently.
- Access materials, supplies, and tools from the maintenance shop, track inventory, return unused items, and notify supervision of re-order needs.
- Document and file service requests accurately to enable proper tracking.
- Periodically inspect work by contractors, vendors, and service providers to ensure quality and compliance with scope and specifications.
- Adhere to safety and risk-management policies, attend safety meetings, complete required OSHA training, and promptly report accidents or incidents.
- Provide courteous customer service to residents, respond to questions and complaints, and complete work orders with efficiency and urgency, even in stressful environments.
- Assist in routine property inspections to identify safety and maintenance needs and communicate concerns to management.
- Other duties as assigned.
Schedule:
40 hours per week. Typical site hours may vary by location.
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
- Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied.
- Work outdoors with exposure to varying temperatures, weather, odors, and potentially hazardous conditions.
- Flexible work schedule, including taking calls evenings, weekends, and holidays.
Education and Experience:
- Education:
High School Diploma or GED Equivalent - Experience Preferred: 1–3 years of apartment maintenance experience or equivalent

- Strong communication and people skills
Computer
Skills:
- Proficiency with internet, word processing, spreadsheets, and database management; strong proficiency in property management software (Entrata, Yardi, and/or One Site preferred).
- Current valid Driver’s License
- EPA certifications Type I and II or Universal for refrigerant recycling, plus state and local requirements
- Physical: able to push/pull/lift up to 50 pounds independently and up to 150 pounds with assistance; occasional standing, walking, reaching, climbing, stooping, squatting; occasional sitting and keyboard use
- Travel: routine local travel may be required; non-local travel may be required for business responsibilities
