Lead Senior Maintenance

Overview

Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property, by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Executes the make-ready process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspections and creating a punch list of maintenance work required.

• Complete assigned work orders and preventative maintenance, diagnose issues, repair in accordance with policies, procedures, safety standards, and code requirements.
• Perform the make-ready process for vacant units, including pre-move-out inspections, creating a punch list, scheduling vendors/contractors, obtaining supplies, completing tasks, and inspecting completed work.
• Access and obtain materials, supplies, equipment, tools, and other items from the property’s maintenance department; track inventory, return unused items, and notify the maintenance supervisor about re-ordering needs.
• Complete documentation and other paperwork timely and accurately to ensure service requests are properly recorded and tracked.
• Maintain grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost-cutting and expense control by fixing rather than replacing parts when possible, using materials and supplies efficiently, and practicing correct tool and equipment usage.
• Perform preventive maintenance tasks as required.
• Willing to work a flexible schedule and on-call as needed.

• Minimum One Year of Apartment Maintenance
• Technical/other training

• Valid Driver’s License
• AC Certification I and II
• EPA Certification Required

Capstone may have policy restrictions on certain criminal histories with consideration of circumstances. Moving traffic violations are evaluated per policy. Also, continued employment is contingent upon satisfactory results of a Drug Screen Test. Capstone does not employ individuals who test positive for illegal drug use or alcohol abuse.
