Job Summary

We are seeking a highly motivated and detail-oriented Senior Escrow Officer to lead and oversee escrow transactions in our new Title company. In this pivotal role, you will manage the entire escrow process, ensuring accurate and timely closing of real estate transactions while maintaining compliance with all relevant regulations. Your expertise in mortgage lending, underwriting, and escrow procedures will drive smooth operations and exceptional client satisfaction.

What You’ll Do Here
  • Manage the full lifecycle of escrow transactions, from initial opening to final closing, ensuring all steps adhere to company policies and regulatory standards.
  • Review and verify loan documentation, including FNMA (Fannie Mae) guidelines, contracts, TILA (Truth in Lending Act), and fair housing regulations to guarantee compliance.
  • Examines title commitments for accuracy and identify any requirements, defects and exceptions and work to clear the issues timely while effectively notating all systems to track progress.
  • Ordering title, payoffs, estoppels, and other searches and documentation
  • Examining and clearing requirements on title commitments and lender closing instructions.
  • Resolve title defects, and satisfy existing liens and encumbrances against property
  • Reviewing title commitments, sales contracts and other related documents relating to residential real estate transactions for compliance and accuracy
  • Coordinate with loan officers, underwriters, title companies, and clients to facilitate seamless communication and transaction flow.
  • Conduct thorough credit analysis and underwriting reviews to assess borrower eligibility and risk factors.
  • Assemble, prepare and review escrow instructions, settlement statements, and related legal documents with precision.
  • Oversee loan processing activities, including TILA disclosures, bank verifications, and mortgage servicing requirements.
  • Preparing Closing Disclosures, settlement statements, conveyance and other settlement documents necessary to complete closing transactions
  • Balancing the closing disclosure or settlement statements
Requirements
  • 5+ years of hands‑on experience as an Escrow Officer, with a proven track record of managing complex escrow transactions from start to finish
  • Current and active TX Escrow Officer license
  • BA or equivalent work experience

  • Exceptional verbal and written communication skills and the ability to maintain strong professional relationships with clients, colleagues, and external partners
  • Strong technical skills, with confidence in escrow/title software (e.g., Qualia) and the ability to learn new systems quickly
  • A working knowledge of Texas Land Title Association (TLTA) escrow regulations and compliance requirements enforced by the Texas Department of Insurance, and can ensure adherence across all transactions
  • Bilingual (English/Spanish) strongly preferred - Existing book of investor business a plus - Experience in high-volume or investor-focused title operations
