Job Summary/Description

Under general supervision, performs skilled mechanical work in the operation, maintenance, and repair of the university's HVAC and Central Plant systems. Works under the direction of the Lead HVAC/Controls Technician to carry out both corrective and preventive maintenance tasks, ensuring efficient and reliable system performance.

Typical Duties/Job Duties

Lubricates and cleans mechanical parts, as well as changes air filters on equipment

Participates in repair and maintenance of HVAC, refrigeration and related mechanical equipment with difficult or special problems.

Performs water test, analyzes and treats hot, chilled and condenser water systems. Maintains equipment logs.

Keeps Lead HVAC/Controls Technician informed of equipment status, communicates with Facilities

Management personnel, faculty, staff and contractors and attends trainings, seminars, and other meetings as needed.

Performs after hour, holiday and weekend repairs on a rotating on call schedule and as

needed in the event of emergencies.

Performs other duties as assigned.

Knowledge, Skills and Abilities

• Knowledge of the principles and practices of HVAC systems maintenance, including related
• electrical and pneumatic controls.
• Basic knowledge of math, algebra and geometry.
• Good communication skills, both written and verbal.
• Ability to gain knowledge of university policies and procedures.
• Knowledge of environmental requirements related to building maintenance.
• Demonstrate initiative and perform quality work in a busy, multi-task environment.
• Basic knowledge of chemistry and physics as related to plant issues.
• Ability to operate computer keyboard.
• Ability to troubleshoot equipment to component level.
• Ability to read and understand complex manuals and diagrams.
• Must be able to adjust to changing priorities.
• Ability to operate maintenance vehicles, industrial hand and power tools, welder, personnel lifts, fork lift, computers, sheet metal fabrication, equipment, software, fax, copier, and calculators.

Minimum Qualifications

• High school diploma or GED certification required.
• 3 years HVAC experience Technician type I or higher.
• Refrigeration EFA approved certification is required.
• Technical school training in HVAC or related systems preferred.
• Must have a valid Texas driver's license and have a driving record acceptable to the University's insurance company.
