Job Summary

This full-time, non-exempt position reports to the Regional Property Manager. The maintenance personnel are responsible for ensuring properties are maintained safely and attractively. They must monitor the physical condition of properties, promptly address unsafe conditions such as broken gates, steps, or exterior lights, and rectify unsightly or unsanitary conditions like trash or broken glass. The role may require being on call for emergency response.
Qualifications
- High school diploma or equivalent, trade school, or relevant experience.
- Valid Utah driver's license and personal vehicle with liability insurance.
- Basic mechanical aptitude and experience with hand and power tools.
- Minimum of 2 years of maintenance experience in multi-unit rental properties.
- HVAC and other certifications are encouraged but not required.
Skills and Knowledge
- Proficiency with computers and mobile devices for work orders, email, and internet access.
- Physical ability to conduct inspections, perform repairs, lift up to 75 pounds, and climb ladders over 10 feet.
- Knowledge of purchase order and inventory systems.
- Understanding of safety regulations at federal, state, and local levels.
Responsibilities
- Complete work orders accurately and promptly.
- Clean up after completing repairs.
- Perform repairs including painting, carpentry, plumbing, electrical, HVAC, and heating.
- Maintain exterior grounds and common areas, including trash pickup.
- Respond to emergency maintenance calls as directed, including after-hours support.
- Lubricate door hardware and gates as needed.
- Unclog toilets, sinks, and exterior drains, and repair wiring and switches.
- Perform touch-up painting and track inventory of supplies and tools.
- Ensure fire extinguishers, hydrants, alarms, and exits are functional.
- Assist tenants with lost keys when available.
- Coordinate with vendors for specialized repairs and oversee their work.
- Report on property condition and hazards, and document preventive maintenance.
- Manage repairs for Reasonable Accommodation requests.
- Complete and submit purchase orders; record all work in Res Man system.
- Conduct unit inspections with the Property Manager.
- Attend training and meetings as required.
- Wear appropriate personal protective equipment.
- Report property incidents immediately.
- Perform other duties as assigned with professionalism and collaboration, aligned with company values.
