Maintenance Technician

Job Summary

UNPHC is Utah's largest non‑profit developer, owner, and manager of affordable housing for very low to low income individuals and families. This full‑time, non‑exempt position reports to the Regional Property Manager and focuses on maintaining safe, attractive properties and responding to emergencies.

• Complete work orders accurately and in a timely manner.
• Clean up after work is complete.
• Perform repairs on the property, including painting, carpentry, wall repair, plumbing, electrical, air conditioning, and heating.
• Maintain exterior common areas and grounds, including trash pickup.
• Provide on‑call after‑hours maintenance service as directed and respond to emergencies.
• Oil door knobs, locks, hinges, and gates as required.
• Repair and unclog toilets, sinks, bathtubs, showers, and exterior drains.
• Install and repair wires, plugs, and switches.
• Touch‑up painting as needed throughout the property.
• Track inventory to ensure adequate maintenance supplies; use Res Man to record tool and capital item inventory.
• Ensure fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working condition.
• Unlock apartments when tenants have lost or forgotten keys.
• Schedule vendors with special technical skills and oversee work progress.
• Advise the Property Manager on overall property condition, potential hazards, and preventative maintenance.
• Follow through with reasonable accommodation repairs and maintenance as directed.
• Complete purchase orders and submit them for approval.
• Record all maintenance work in Res Man and close out work orders.
• Perform unit inspections with the Property Manager.
• Attend meetings, seminars, and workshops as designated and complete assigned training promptly.
• Wear personal protective equipment, including but not limited to a lumbar belt, safety goggles, and cut/slash‑proof gloves.
• Notify managers of any property loss or liability incidents immediately.
• Perform other related duties as assigned.
• Work collaboratively and professionally with all personnel and vendors, and commit to the mission and values of UNPHC.

• High school diploma or equivalent, trade school, or equivalent experience required.
• A valid Utah driver’s license and use of a personal vehicle with liability insurance.
• Basic mechanical aptitude.
• Thorough experience with hand tools and power tools of all kinds.
• Experience interacting with the general public, vendors, and clients.
• Minimum of 2 years of experience in the maintenance of multi‑unit rental property.
• HVAC and other certifications encouraged but not required.

• Ability to use a computer and mobile phones for work order software, email, time‑sheet and time‑off requests, and web access.
• Physical ability to conduct inspections, accomplish repairs, lift and carry up to 75 pounds, and climb ladders exceeding 10 feet.
• Knowledge of purchase order and inventory control systems.
• Knowledge of federal, state, and local safety regulations.
