PositionCOMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities- Personnel Management
- Regular/daily onsite attendance is required
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance problems through documentation, communication with direct supervisor and HR, and appropriate termination when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Achieve the highest possible net operating income through cost control and revenue and leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor the timely receipt, reconciliation, and coding of all vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and utilize marketing strategies and systems
- Ensure leasing techniques are effective in obtaining closures, follow-up procedures, signed documentation, and accurate reporting systems
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter)
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate, complete, and submitted on time
- Head the emergency team for the property and manage property emergencies to minimize liability
- Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness
- Maintain property appearance and ensure timely repairs with regular inspections and tours
- Plan and utilize resources, equipment, and supplies economically, including obtaining bids and dealing with service issues
- Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expeditious work
Note:
The on-site leadership requires ensuring make-ready, work orders, and inspections are completed as part of operations.
