Overview
Position Overview: The Utah Inland Port Authority (UIPA) is looking for a Real Estate and Development Director who will be responsible for overseeing UIPA’s real property. This position is primarily responsible for overseeing the execution and successful completion of a remediation of UIPA’s brownfield redevelopment project the “Crossroads Port Redevelopment Area” in the Northwest Quadrant of Salt Lake City. The goal of this redevelopment project is to create a targeted industry manufacturing and logistics campus.
This position reports directly to the Deputy Director/CFO with strategic accountability to the Executive Director and will also play an essential role in providing oversight and direction to existing UIPA leased properties, including current and prospective subtenants and property management.
- Property Remediation, Project Planning and Coordination: Coordinate with a third party remediation manager as UIPA’s representative with ongoing interactions with UDEQ as part of the Voluntary Clean-Up Program for the site. Assist in identifying remediation planning efforts and their alignment with future site development considerations.
- Coordinate with UIPA environmental and sustainability director to ensure alignment with UIPA’s remediation and overall regulatory expectations.
- Identify and oversee the monitoring of project progress schedules and timelines, to ensure key milestones are communicated to management and all other key project individuals.
- Serve as the primary point of contact for third-party contractors and remediation/development consultants, ensuring regular consultation, project alignment, and the timely progress on all key deliverables.
- Real Estate Oversight: Work directly with the Executive and the Deputy Directors in overseeing the commercial real estate development and management of UIPA properties.
- Facilitate master planning efforts, including defining scope and engagement with third-party contractors on UIPA properties, including the Crossroads Port Redevelopment Area. This includes managing procurement, supporting contract creation, and acting as project manager.
- Oversee efforts to allow for site development including jurisdictional required entitlements, local and state permitting, and associated utility requirements.
- Work with the contracted Property Broker as lead point of contact for UIPA. This includes coordinating prospective lease and sublease proposals and responses with other internal team members (CFO, Contract Lead, Executive Leadership).
- Work with contracted property management companies as the lead point of contact for UIPA, to ensure lease properties are managed within the expectations of the Master Lease agreement, and within expectations of sublease agreements.
- Support the recruitment of business to UIPA properties and participate in lease and sale negotiations.
- Team Leadership And Stakeholder Communication: Maintain regular communication with UIPA Board, Executive Leadership, landowners, and relevant stakeholders.
- Provide regular updates to Deputy Director/CFO on project progress, risks, issues and necessary adjustments with respect to remediation and development projects.
- Reporting And Documentation: Provide regular progress reports to UIPA Board, Executive Leadership, and relevant stakeholders.
- Maintain comprehensive records of all project activities.
- Prepare final reports upon project completion documenting UDEQ’s acceptance of each remediation phase, installation of site utility infrastructure, and overall general compliance with applicable regulatory requirements.
- Education: Bachelor’s degree or higher in Real Estate Development, Real Estate Management, Construction Management, Civil Engineering, relevant Professional Certification in Economic Development, or equivalent combination of education and experience.
- Experience: Minimum 5 years of experience in managing complex industrial development projects, with a strong understanding of industrial development processes.
