JOB DESCRIPTION
The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects. May be assigned responsibility for one or more projects at a time. Maximizes project profitability and promotes the Layton objectives and goals. Achieves quality and safety standards and exceeds owner expectations by delivering predictable outcomes.

SUMMARYLead multi-project construction initiatives, ensuring profitable delivery, high-quality outcomes, and client satisfaction while upholding Layton’s safety and integrity standards.
KEY DUTIES- Champions “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
- Ensures that “Constructing with Integrity” is delivered by working with honesty, unity, safety, and quality of work.
- Collaborates with Layton’s “Two in the Box” application and the Superintendent to ensure successful project delivery and strengthen client relationships.
- Prepares estimates and budgets for projects.
- Leads the project team in preparing the project management plan (PMP) and organizes and conducts pre-award and pre-construction meetings.
- Participates in value engineering, negotiates contracts and subcontractor change orders, and obtains necessary permits and regulatory approvals.
- Develops project schedule and milestones in collaboration with the Superintendent.
- Controls contract documents, ensuring completeness, consistency, and successful execution of the construction contract.
- Manages project materials and equipment procurement within budget and schedule.
- Monitors site performance for quantity, cost, safety, quality, and schedule, and develops and monitors quality, safety, and risk management plans.
- Negotiates owner and subcontractor change orders and manages resulting cost and profit impact.
- Prepares monthly client pay requests and follows up on collections.
- Controls job cost payments based on document review and approval; coordinates with the job cost accountant for payments and lien releases; participates in monthly accounting and project reviews.
- Manages final close-out procedures, including as-built drawings, letter of substantial completion, and recommendation letters.
- Collaborates with Estimating to provide cost data for the estimating database.
- Manages client relationships and all client meetings.
- Performs other related duties as assigned.
- Bachelor's degree in construction management or related field, or an equivalent combination of education and experience.
- 5+ years of experience in ground-up commercial projects, particularly in light industrial and/or cold storage sectors.
- Strong understanding of estimating concepts, including bid verification, market rate assessment, and change order processing.
- Knowledge of contractual language, construction laws, and practices to protect the company while delivering quality service to clients.
- Familiarity with building codes, design requirements, plans, blueprints, and specifications.
- Effective teamwork skills, including delegation to achieve organizational and customer goals.
- Skilled at making verbal and written presentations and communicating with stakeholders.
