Job Overview
The incumbent is responsible for the coordination and completion of maintenance on utility systems and building maintenance at the Salisbury VA Medical Center while working independently. The incumbent will serve as a journeyman level maintenance mechanic and will complete a wide variety of installation, preventative maintenance, and repairs on mechanical, electrical, and building systems.
Duties and Responsibilities Major Duties- forgiven engineering support and respond to all engineering‑related calls including mechanical, electrical, and other building and equipment maintenance needs.
- operate, perform preventive maintenance, and repair a variety of mechanical systems including HVAC systems, steam, plumbing, sewer, medical air, medical vacuum, and oxygen;
- maintain HVAC systems such as water‑cooled and air chillers, piping, air handling units, fan coil units, pumps, valves, pneumatic and DDC controls, thermostats, and other system components;
- change HVAC filters throughout the station based on a preventive maintenance schedule;
- perform plumbing repairs including piping and all connected fixtures.
- initial responder to electrical calls;
- perform electrical maintenance including troubleshooting and repair of electrical components and controls on HVAC systems;
- make electrical repairs including reset of breakers to restore power, and minor repairs to lights, receptacles, and other electrical equipment.
- initial responder to works requests involving building maintenance to walls, floors, ceilings, doors, etc.;
- make emergency repairs as necessary;
- refer all major repairs to the Building Maintenance Shop.
- operate, install, and maintain commercial HVAC systems and all associated components, including water‑cooled chillers, air‑cooled chillers, air handling units, fan coil units, VAVs, pumps, valves, piping, humidifiers, dehumidifiers, controls, etc., serving all areas of the medical center including patient care areas, operating rooms, ICU, labs, computer rooms, and other critical areas;
- troubleshoot and repair all components of HVAC systems using pneumatic and electronic DDC controls;
- operate and maintain chilled water and steam components for each system, including steam heating systems with piping, convectors, steam traps, heat exchangers, condensate pumps, etc.;
- select proper filters for each application when changing HVAC filters;
- possess crescription of EPA certification to handle refrigerants when making repairs to HVAC units.

Physical RequirementsPerformance of duties requires considerable energy while using hand tools and handling heavy materials; must crawl in ceilings and work in stooped and squatted positions for prolonged periods, work from ladders, scaffolding, and platforms; frequently handles, lifts,delegates items up to 50 pounds, occasionally lifting and carrying items over 50 pounds.
Working ConditionsIncumbent works under various heating and lighting conditions; when performing work outside, exposure to extreme heat and cold, dust, grease, insulating material, sewer gases, and chemical fumes; potential exposure to hazardous substances such as lead, asbestos, solvents, and adhesives; routinely utilizes personal protective equipment such as surgical masks, hearing protection, eye protection, and other devices necessary to preserve health and safety.
Occasionally, supervisor may require the employee to change tours to provide coverage during extended vacancies in positions that work second or third shift, and may require occasional unplanned call‑backs to assist emergencies related to the physical plantాణ.
