This role includes Servicing Quality Control (SQC) activities which involve (i) identifying the proper documentation for data capture, (ii) capturing such information within the system or other designated area (including a client system), (iii) running embedded rules and logic against such information, and (iv) clearing validations and/or applying exceptions that may be appropriate for the item in question. The position may require occasional off‑site travel to perform servicing QC reviews at client or counter‑party places of business.

SQC reviews determine compliance with Investor and Regulatory servicing guidelines, including FHA, FNMA, FHLMC, VA, USDA, and the Consumer Financial Protection Bureau (CFPB). The specialist focuses on current/performing loans:
New Loan Setup, Servicing Acquired/Transferred, ARM Loans, Escrow Administration, Borrower Complaints, Customer Service, and general loan servicing. The Specialist I will perform these core tasks and conduct secondary QC reviews of peers, delivering loan‑level feedback as required and participating in client‑facing phone calls to describe and defend audit results.

Essential Job Functions
  • Review loan packages, servicing guidelines, or data files to identify the documentation necessary for the review
  • Perform QC reviews for peers
  • Conduct QC reviews of report extracts to ensure accuracy of the number of files audited, number of exceptions cited, and guideline citations match exceptions
  • Defend audit results on client‑facing phone calls
  • Act as a subject‑matter expert in the review area for internal, client‑facing, and servicing‑facing needs
  • Capture required information from such documentation (including bookmarking relevant pages) in a designated place, usually a Situs

    AMC or client‑designated system
  • Review system questions to test system information against documentation provided, handle any exceptions that may arise, apply exceptions, and handle validations to ensure a complete and accurate review
  • Elevate questions to management when such items arise
  • Identify problems with files and/or job notes for management overseeing the engagement
  • Ensure a full and accurate loan file review
  • Accurately track the time spent on reviews
  • At least three years of related servicing experience preferred
  • Ability to meet production quality and service standards
  • Adherence to all company policies and procedures
  • Self‑motivation and reliability
  • Prompt and regular attendance is required
  • Other activities assigned by the manager as needed
Qualifications / Requirements
  • College degree/training in Finance/mortgage banking desired or equivalent combination of education and experience
  • Entry‑level support staff with 0–2 years of relevant experience
  • Ability to meet production quality and service standards
  • Adherence to all company policies and procedures
  • Self‑motivation and reliability
  • Excellent PC skills and high level of proficiency in Microsoft products
  • Strong written and oral communication skills
  • Analytical ability and good judgment
  • Detail‑oriented and organized
  • Professional behavior, teamwork, punctuality, and dependability
  • Strong overall knowledge of Residential Mortgage Servicing practices, rules, and guidelines
  • Knowledgeable of the principals and compliance regulations and documentation applicable to mortgage servicing
  • Familiarity with fraudulent red flags and outside services used to determine or verify fraud
  • Ability to read and evaluate payment histories and servicing comments
