Maintenance Technician - Frost English Village & Straus Lofts

Location:

Twin Cities, MN (Frost English Village – Maplewood, MN; Straus Lofts – St. Paul, MN). Pay Range: $25-27 per hour + commission/bonus eligibility.

Job Overview

As a Maintenance Technician at Sherman Associates, you will support a residential real‑estate portfolio of two buildings, performing plumbing, electrical, HVAC, carpentry, painting, landscaping, and preventive maintenance tasks. Your focus will be on safety, predictive maintenance, and ensuring the properties remain in excellent condition for residents and tenants.

Schedule & Hours
  • Monday – Friday, 8:00 AM – 4:30 PM.
  • Some evening and weekend on‑call rotations required.
Essential Functions
  • Complete general maintenance and upkeep, including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping.
  • Respond to open work orders and resolve resident/tenant requests within 24 hours.
  • Prepare and turn vacated apartment units within 24 hours (5 days if not immediate). All units must be painted, cleaned, carpets shampooed, and repairs completed promptly.
  • Assist in scheduling and completing preventive maintenance for buildings and equipment.
  • Perform hands‑on work for all building repairs, preventive maintenance, and general upkeep with attention to more involved projects.
  • Diagnose problems, replace or repair parts, test, and adjust as needed.
  • Use hand and power tools, electric meters, and material handling equipment.
  • Walk property daily to ensure resident/tenant property rules are followed.
  • Work last day and first day of each month until responsibilities are completed; overtime and on‑call rotations may be required.
  • Maintain sufficient maintenance supply stock.
  • Contract outside vendors and manage bids for special projects.
  • Obtain approvals for expenditures and maintain budgets.
  • Maintain exterior grounds and interior common areas in presentable condition.
  • Maintain customer service and excellent relations with residents, tenants, vendors, and internal teams.
  • Inform management of property conditions, resident complaints, and suggestions for improvement.
  • Review turnover schedule with management team regularly.
  • Report lease and policy violations to management.
  • Perform other tasks and duties as assigned based on business need.
  • Adhere to Sherman Associates attendance policy, grooming and appearance standards, and all policies and procedures.
  • Maintain a clean and safe work environment and follow all safety and emergency procedures.
  • Attend required meetings and training sessions, including travel to corporate headquarters.
Minimum Requirements
  • High school diploma/GED and completion of a craft apprenticeship, or equivalent years of education and production maintenance experience.
  • 1–4 years of maintenance or related carpentry/construction experience, ideally in residential or commercial real estate.
  • Special boiler license or willingness to obtain one, if applicable.
  • Certified Pool Operator (CPO) or willingness to obtain one, if applicable.
  • Ability to provide and maintain own hand tools.
  • Valid driver’s license; must pass a Motor Vehicle Record (MVR) check with a safe driving record.
  • Willingness and ability to run errands to hardware stores for supplies.
  • Excellent verbal, written, and presentation skills; ability to communicate effectively with tenants, vendors, and corporate teams.
  • Must live within 30‑minute commute of the properties to meet on‑call standards.
  • Pass a background check in accordance with MN statute 299C.67‑71 (Kari Koskinen Background).
  • Pass a pre‑employment strength test or CRT examination.
  • Pass criminal background screening requirements for the position.

Work Environment
  • Exposed to fumes, airborne particles, moving mechanical parts, vibration, and high noise levels.
Physical Requirements
  • Requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day.
