Maintenance Technician

This safety-sensitive position will assist and work with the Maintenance Supervisor and Community Manager to perform necessary repairs and preventive maintenance throughout the entire property. The position is responsible for maintenance of residential apartment homes, public space, outside grounds and equipment. Each community location has pre-designated office hours that the technician must accompany to ensure community operations function effectively.
Key Contributions- Property Appearance/Upkeep – Keep the property neat, clean, and well-maintained; perform daily exterior and interior inspections.
- Appliance Maintenance – Troubleshoot, diagnose and correct minor failures of air conditioning and heating units; repair minor electrical and plumbing problems.
- Make Ready – Bring units to market-ready condition in accordance with company standards, including painting if required.
- Laundry Room – Maintain laundry rooms according to company guidelines.
- Pool Maintenance (if applicable) – Complete daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
- Customer Service – Ensure the property meets and exceeds company standards for resident satisfaction; available for on-call emergencies (e.g., snow removal) as requested by the Community Manager.
- Perform other duties as needed.
- Work in a safe, constant state of alertness.
- Perform tasks requiring high levels of cognitive function and judgment.
- Respond promptly to operating conditions and maintain an unfatigued state.
- Accurately gauge time and distance; store and recall instructions quickly.
- Maintain concentration; cope with sudden changes or emergencies.
- Demonstrate a caring, committed, and safety-oriented attitude.
- Education: High school diploma or GED required. Pool certification preferred; HVAC or boiler certification preferred.
- Experience: One year maintenance experience in residential property.
- Physical & Cognitive: Frequent standing and walking, occasional sitting; lift, push, pull, and carry up to 110 lbs.; occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.
- Driving (if applicable): Valid driver’s license, acceptable record, reliable transportation, insurable at standard rates, proof of auto liability insurance when using vehicles for company business.
- Successful completion of a background investigation, drug screen, and physical demand analysis when applicable.
