Key Responsibilities/Essential Duties and Functions:
This list of duties and responsibilities is not all-inclusive and may expand to include other duties and responsibilities based on business need.
You will be responsible for a portfolio of projects which will require:
- Accurate preparation and analysis of monthly draws for multiple projects in various stages of construction for submission to lenders, agencies, and project managers.
- General Ledger and Job Cost systems maintenance with monthly reconciliation.
- Review of various legal documents to ensure that all financial information is recorded correctly.
- Preparation/reconciliation of various reports as required from government agencies, investors, lending institutions, and title companies.
- Preparation of correspondence to various lenders and agencies.
- Management of flow of funds - record and track funding and disbursements of monthly draws.
- Selection of job cost payables for weekly cash disbursements.
- Track cash deficits for lease-up properties and coordinate lease-up draw requests.
- Prepare financial data and provide documentation for year-end audit to external auditors.
- A strong work ethic and the ability to prioritize multiple projects in a fast paced, deadline driven environment with minimal supervision.
- Persuasive communication skills – you must be able to effectively communicate in a professional manner with the project team (internal and external) to ensure that all financial information is recorded accurately and to facilitate timely processing of construction draws and cost certifications. Your role will require regular participation in closing calls, impromptu calls, and daily email communications.
- The ability to collaborate and interact professionally and productively with internal colleagues, audit firms, title companies, and agencies on a continuing basis.
- The ability to pay close attention to detail, strong analytical / problem-solving skills, and the ability to make informed decisions.
Experience:
- Bachelor's degree in Accounting or Finance preferred. Will consider high school diploma or GED with a minimum of five years construction/LIHTC real estate development background
- Intermediate to advanced Excel skills; proficiency in Adobe, Word and SAGE preferred
- This job operates in a clerical office setting. This role routinely utilizes standard office equipment such as computers, phones, photocopiers/printers, and filing cabinets.
- This position requires sitting, bending, stooping, or standing, as necessary. Our offices are equipped with electronic desks for standing or sitting.
