Operations Manager, Program / Project Manager
You are invited to join a leading General Contractor in the commercial construction industry as a Senior Project Manager. The role offers exceptional career growth and a supportive team‑oriented environment.
Base Pay Range$/yr - $1,/yr
Key Responsibilities- Responsibility for project success, including safety, schedule, profitability, and quality and customer satisfaction.
- Participate in the business development process, including client contacts, relationships, proposals, presentations, and negotiations for selected projects.
- Establish and maintain professional working relationships with owners, architects, engineers, and subcontractors.
- Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, etc.
- Participate in preparation and review of estimates.
- Champion the orderly, timely transition of projects from estimating to the field, including review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase order agreements.
- Coordinate with the Project Superintendent the means and methods required for the work's successful and profitable execution.
- Ensure coordination with the Project Superintendent and the procurement schedule with the Project Engineer, paying special attention to prevention and documentation of delays or changes.
- Use available reports to manage costs and prepare accurate cost projections.
- Review and execute all change orders, supplements, and cost control budget adjustments.
- Manage all billings to ensure timely submission of payment applications and collection of payments from the owner to maintain a positive cash flow position.
- Prepare purchase order agreements and subcontracts regarding insurance certificates, bonds, and lien waivers.
- Complete close‑out requirements and punch lists promptly.
- Provide feedback to estimators for use in future bidding or negotiations, especially subcontractor performance evaluations.
Job Requirements
- Four‑year construction‑related degree (preferred) or equivalent combination of technical training and/or related experience.
- Ten or more years of experience in preconstruction and managing construction projects, with a thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.
- Ability to manage large, complex projects and multiple projects concurrently.
- Proficient use of all Microsoft Office Suite programs.
