Position Overview

The Construction Superintendent will take ownership of renovation projects from move-out to completion. This role requires strong project management, vendor coordination, and financial oversight skills, with a focus on delivering projects that are on time, on budget, and exceed owner expectations.

Responsibilities:

* Conduct thorough move-out inspections.

* Build accurate and detailed renovation estimates.

* Obtain owner approvals efficiently.

* Onboard, coordinate, and manage vendor partners.

* Perform quality control on completed renovations.

Core KPIs:

* Revenue Rate:
Percentage of estimated revenue approved by owners.

* Close Rate:
Percentage of projects approved.

* Margin:
Profit percentage on renovations.

* Project Lifespan:
Average days from move-out to completion.

* Owner Retention:
Reduction in churned units/owners.

Qualifications

* 5+ years of construction management or project management experience (multi-family or residential renovation strongly preferred).

* Proven ability to manage budgets, timelines, and profitability.

* Strong vendor management and negotiation skills.

* Excellent communication and problem-solving skills.

* Proficiency in project management tools/software.

* Bachelor's degree in Construction Management, Engineering, or related field (preferred but not required).
