Job Description Summary

This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing renewals.

Essential Responsibilities
  • Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing.
  • Inspects apartments prior to resident move-in and ensures move-in ready condition; coordinates with maintenance to address outstanding items.
  • Stays informed about current market and competitor conditions; develops and implements short- and long-term marketing plans to sustain occupancy; follows policies related to concessions, specials, and other programs to boost occupancy.
  • Designs and executes marketing activities to drive traffic to the community, including resident referrals and employer outreach programs; uses internet marketing tools and follows community marketing plans and programs.
  • Uses on-site property management software (One Site, Yardi, etc.) to track availability, record activity, manage data, and capture resident information.
  • Ensures show units meet company standards by inspecting marketing corridors and leasing tours, communicating maintenance needs, and preparing the leasing office for daily activities.
  • Follows up with prospects and new residents to ensure satisfaction and finalize lease or renewal decisions.
  • Supports the lease renewal program by preparing renewal letters/packages, meeting with renewing residents in advance of move-out dates, and ensuring renewal documents are signed on time.
  • Responds promptly to resident and client/owner concerns and coordinates resolution as needed.
Required Licenses or Certifications
  • Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
  • Incumbents must have a valid driver’s license to operate a golf cart on property
Physical Demands
  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work inside and outside in all weather conditions.
  • Lift or move weights up to 25 pounds independently and up to 50 pounds with assistance.
  • Occasional travel may be required to assist other properties, attend training, or participate in meetings.
  • Work a flexible schedule, including taking calls during evenings, weekends, and holidays.

The hourly range for this position is $17.00 - $19.00

Additional Compensation
  • Corporate Positions:
    In addition to base salary, eligible for quarterly or annual bonus programs based on individual and company performance.
  • Onsite Property Positions:
    In addition to base salary, eligible for weekly, monthly, and/or quarterly bonus programs.
