Pay RangeThis position is paid within the following range: $40.00/hr - $40.00/hr this range is provided by TALENT Software Services and your actual pay will be based on your skills and experience. Talk with your recruiter to learn more.
Location & TravelThis position is remote but requires residency within 100 miles, with the possibility of on-site visits as needed.
Key Qualifications- Commercial property experience is essential; residential or apartment experience is not applicable.
- Strong lease administration skills, distinct from property management.
- Comprehensive understanding of different commercial lease types, including Base Year, Gross, and NNN Leases.
- Ability to conduct CAM and NNN reviews/audits, discerning tenant vs. landlord responsibilities.
- Proficient in calculating CPI increases and other rent escalations.
- Familiarity with Options, Right of First Refusal, Right of First Offer, and insurance provisions in leases.
- Ability to interpret general lease language effectively.
This role involves interpreting, abstracting, managing, and administering real estate leases and other contract documents across the system, including owned and non-owned properties. Responsibilities include creating reports, tracking lease status, notifying parties of critical dates, preparing lease-related notices, and participating in due diligence reviews for real property transactions. Additionally, the role involves mentoring staff, overseeing database updates, and ensuring data accuracy for owned and leased real estate interests.

- Lease Administration and Abstraction:
Review and abstract real estate documents, interpret lease documentation, manage lease dates, and ensure compliance with policies. - Financial Management:
Coordinate payments, generate charges and statements, resolve billing issues, and manage compliance with lease contracts. - Record Management and Reporting:
Maintain lease administration system files, generate reports, and analyze building data. - Project Management:
Assist with special projects, oversee database integration, and conduct market data analysis.
- Bachelor's degree or equivalent experience.
- 5 years of recent relevant experience.
- Proficient in interpreting and administering real estate and lease documents.
- Computer skills, including Microsoft Word, Outlook, Excel, PowerPoint, and Adobe products.
- Strong verbal and written communication skills with solid interpersonal and conflict resolution abilities.
- Knowledge of accounting principles and ability to manage large workloads.
- Self-motivated and able to work independently with limited supervision.
