Regional Property Manager, Northern California

Location:

Northern California, Sacramento Region

Reports to:

VP, Property Management

Schedule:

Full-time (40 hours/week; some weekends/on-call as needed)

OVERVIEW

The Regional Manager is a senior operator, responsible for the overall performance, strategy, and leadership of a portfolio of multi-family properties throughout Northern California. This role ensures operational excellence, strong financial results, and a consistently high-quality resident experience. The Regional Manager leads on-site teams, improves performance across the region, and partners with ownership on strategic decisions regarding asset planning, repositioning, and long‑term value creation.

The ideal candidate brings a strong sense of ownership and consistently advances operational priorities with clarity and momentum.

KEY RESPONSIBILITIES Portfolio Leadership & Operational Excellence
  • Lead the operational, financial, and performance outcomes of a multi-property portfolio.
  • Develop and execute business strategies to optimize occupancy, rental income, net operating income (NOI), and resident satisfaction.
  • Identify operational gaps or inefficiencies and implement improvements
  • Ensure compliance with organization policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other relevant laws.
Financial & Asset Performance
  • Own holistic portfolio financials, including budgeting, forecasting, variance analysis, and expense management.
  • Review property performance metrics and drive action plans that improve revenue and optimize value.
  • Provide strategic insights to ownership regarding capital needs, asset positioning, market trends, and potential sales or acquisitions.
Team Leadership & Development
  • Lead, mentor, and support property managers and on-site teams to high standards of performance and professionalism.
  • Set clear expectations, provide ongoing coaching, and support managers through operational challenges.
  • Partner with HR on performance management, recruiting, and staff development.
  • Model a leadership style that is steady, supportive, and grounded in accountability.
Property Management Operations
  • Ensure leasing performance, resident service, financial accuracy, and operational consistency meet company standards.
  • Conduct regular site visits and operational reviews to ensure quality, consistency, curb appeal, safety, and compliance.
  • Oversee vendor relationships, negotiate service contracts, and evaluate service performance and efficiency.
  • Ensure timely completion of inspections, reporting, and documentation across all properties.
Communication & Reporting
  • Prepare and deliver clear operational and financial updates to ownership and executive leadership.
  • Address urgent issues with sound judgment and a solutions‑oriented approach.
  • Collaborate closely with peers and cross‑functional partners to maintain alignment across regions.

  • Occasionally bending, stooping, squatting, picking up litter, filing, climbing stairs, inspecting and showing property, opening and closing doors, reaching over shoulder, inspecting property, and storing and receiving supplies;
  • Frequently standing and walking while showing model units;
  • Able to sit and look at a computer screen for an extended period of time;
  • Able to talk on a telephone for an extended period of time;
  • Exposure to low to moderate noise levels;
  • May spend long or extended periods of time on the telephone or at desk;
  • Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.; and
  • Able to carry 20 lbs.
QUALIFICATIONS
  • Bachelor’s degree in Business, Real Estate, or related field preferred.
