Maintenance SupervisorThe Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The supervisor works alongside the Community Manager to oversee staff and vendor activities.
Essential Duties & Responsibilities- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.
- Maintain a well‑organized and properly stocked maintenance shop following safety standards and OSHA guidelines.
- Teach and promote safe work practices and hazard communications program.
- Participate in unit inspections as requested and oversee on‑call emergency at community.
- Provide direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Supervise, train, and schedule maintenance staff; check daily work progress and provide assistance.
- Provide Community Manager input for employee performance evaluations and promote harmony among staff.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Enforce community policies and ensure consistency in resident interactions.
- High School Diploma or Equivalent
- EPA & CPO certification required; HVAC desired.
- Basic computer skills required; familiarity with on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Must have reliable transportation due to the emergency on‑call requirement.
$25 per hour to $27 per hour
