Maintenance Technician

The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also supports the make‑ready process in accordance with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community maintenance: attend onsite daily, respond to resident/management requests and work orders for common areas, buildings and units promptly.
  • Perform repairs and replacements for common areas and units; assist schedule and execution of maintenance/repair turn events.
  • Daily cleanup of exterior grounds, breezeways and common areas.
  • Maintain swimming pool, including cleaning and accurate chemical logs.
  • Inspect grounds, buildings and other community features daily to identify, minimize and correct hazardous conditions.
  • Maintain the preventive maintenance program to extend community life and minimize future repairs.
  • Follow Asset policy, keep maintenance shop organized, adhere to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor with the hazard communications program, safe‑work practices, and unit inspections.
  • Monitor inventory of equipment and supplies.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventive maintenance, unit make‑ready status and work‑in‑progress.
  • Assist with upkeep and cleaning of office, common areas and model unit.
  • Report observed violations of community rules to the supervisor or Community Manager.
  • Attend on‑call emergency service at the community.
  • Use property resources, equipment and supplies economically.
  • Perform additional tasks as requested by Maintenance Supervisor or Community Manager.
  • Deliver excellent customer service and monitor service request turnaround.
  • Project a favorable community image to achieve property objectives.
  • Maintain consistency in dealing with residents on all matters and enforce delegated policies.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to use on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Move throughout the work site, ascend and descend ladders, stairs, ramps, step stools, traverse flat and uneven terrain, work overhead or reach.
  • Move or lift objects up to 100 lbs.; adjust or move objects of 100 lbs. in all directions.
  • Operate machinery, power tools, motor vehicles and golf carts; assess accuracy, neatness, and thoroughness.
  • Work outdoors in various weather, including wind, precipitation, extreme temperatures, and in hazardous chemicals.
  • Be able to work overtime, weekends, night hours (on‑call property emergencies).
License / Equipment
  • Must have reliable transportation due to the on‑call requirement.
Salary Range

$18.00 per hour – $21.00 per hour.

Compensation & Benefits
