Full-time, 5 days in a row, 2 days off in a row.

The Maintenance Specialist is responsible for all janitorial responsibilities for garages and surface lots, ensuring they are maintained and cleaned daily. This role interfaces with customers, handles disputes, and provides effective communication between departments, co‑workers, customers, and clients.

• Ensure parking facilities and administrative offices are maintained and cleaned daily.
• Perform general maintenance and groundskeeping of the garage and surface lots: sweeping, wiping surfaces, emptying and collecting trash, mopping, restocking supplies, and operating floor sweepers, scrubbers, and other light‑to‑medium‑duty equipment to ensure areas are clean and safe.
• Complete all daily duties on the maintenance checklist efficiently and in a timely manner.
• Operate vehicles safely in compliance with company policies and all roadway rules and regulations.
• Provide vehicle assistance and general customer service to customers as requested.
• Promote good customer relations by consistently providing premier customer satisfaction with a friendly demeanor, can‑do attitude, and willingness to help at all times.
• Perform other duties as assigned.

High school diploma or GED preferred but not required.

• Experience with general facility maintenance or groundskeeping preferred.
• Experience in customer relations.
• Parking industry experience preferred but not required.
• Valid driver’s license required.

• Professional and effective communication.
• Ability to handle challenging and emotionally charged situations.
• Ability to work independently and complete tasks satisfactorily under supervision.
• English language proficiency: speaking, reading, comprehending.
• Sense of urgency and timeliness.
• Excellent team building and interpersonal skills.

• Lifting, pushing, pulling, and carrying at least 30 pounds.
• Extended standing and walking periods.
• Frequent bending, stooping, squatting, and lifting.
• Operating task‑specific machinery.
