The Assistant Project Manager supports the Director of Construction and broader project team in the planning, coordination, documentation, and financial control of commercial construction projects. This is a mid‑level office‑based role focused on project execution support, subcontractor coordination, and preconstruction assistance.
The Assistant Project Manager plays a critical role in keeping projects organized, compliant, and moving forward efficiently by managing documentation, facilitating subcontractor communication, and supporting procurement and cost control efforts. This role is intended for a professional with 3–5 years of construction experience who is ready to grow into a full Project Manager position.
Job Type: Full‑time, Exempt
Salary Range: $70,000 - $80,000
Project Management & Document Control- Support the Project Manager with day‑to‑day administrative and operational project management tasks.
- Manage and maintain project documentation including submittals, RFIs, meeting minutes, logs, and correspondence.
- Assist in tracking approvals and ensuring timely distribution of project information to internal teams and subcontractors.
- Maintain organized digital and physical project files in accordance with company standards.
- Assist with preparation of owner and internal project reporting.
- Assist with subcontractor buyout, onboarding, and contract execution processes.
- Coordinate subcontractor communication related to scope clarification, documentation requirements, and scheduling needs.
- Track subcontractor compliance items including insurance, safety documentation, and required certifications.
- Support subcontractor payment processing by assisting with pay application review and backup documentation.
- Help identify and elevate scope gaps, conflicts, or coordination issues to the Project Manager.
- Assist with maintaining project schedules and tracking milestone progress.
- Support cost control efforts including budget tracking, change order documentation, and commitment logs.
- Help prepare change order requests and maintain change management documentation.
- Assist in identifying potential schedule or cost risks and communicating them to the Project Manager.
- Assist with vendor and subcontractor outreach during the bidding phase.
- Support development of trade scopes of work based on drawings, specifications, and internal standards.
- Assist with bid leveling, scope comparison, and proposal review.
- Help coordinate pre-bid walkthroughs and maintain bid documentation.
- Participate in internal preconstruction reviews and handoff meetings.
- Assist with project closeout documentation including O&M manuals, warranties, as‑built drawings, and final inspections.
- Coordinate punch list documentation and subcontractor closeout requirements.
- Support final project turnover to ownership and property management teams.
- 3–5 years of experience in commercial construction in a Project Engineer, Assistant Project Manager, or similar role.
- Bachelor’s Degree in Engineering, Architecture, Construction Management, or Business.
