Affinius Capital is seeking an Associate or Vice President to join its Credit team. The Credit team oversees originations and asset management across Affinius Capital’s investment vehicles targeting debt and preferred equity originations, which are secured by acquisitions and refinancings of development, transitional, and stabilized properties.
This individual will report directly to the Head of Underwriting and play a critical role in the underwriting process for new commercial real estate debt and preferred equity transactions executed by the Credit team. The individual will also contribute to portfolio management, asset management, and restructuring activities and generally support the Head of Underwriting across a diverse set of responsibilities offering exposure throughout the Credit platform.
The ideal candidate will have extensive experience (i) underwriting and executing real estate credit investments across all asset types, (ii) performing due diligence, and (iii) preparing investment committee materials. The individual will work collaboratively with the Credit investment team to uphold underwriting processes and procedures and maintain best practices, with an emphasis on taking a constructive approach to assist deal teams in executing thoughtfully underwritten investments.
The Credit platform of Affinius Capital Management currently manages a portfolio of over $9 billion of net asset value across 250+ unique investments. Since 2013, the firm has originated over $50.0 billion spanning 500+ transactions.
Key Responsibilities
- Routinely meet with deal teams to evaluate commercial real estate credit investment opportunities including first mortgage loans, bridge loans, construction financing, mezzanine debt, and preferred equity.
- Review detailed underwriting information including financial models and investment committee materials and provide input on appropriate assumptions, credit risks, and additional analysis required for a comprehensive evaluation of a new investment opportunity
- Perform holistic credit analysis of borrowers, sponsors, guarantors, and capital structures.
- Coordinate and review third-party due diligence materials including appraisals, environmental, and engineering reports.
- Work with servicers and portfolio management team to support surveillance and active management of existing investments.

- Bachelor’s degree in Finance, Real Estate, Economics, or related field.
- 3+ years of commercial real estate underwriting, credit, or restructuring experience, preferably with involvement directly executing transactions; title to be determined based on amount of experience
- Knowledge of commercial real estate markets, valuation methodologies, and loan structures; must have experience with and understanding of all major real estate asset classes.
- Advanced financial modeling skills with Argus experience.
- Exceptional written and verbal communication skills, with the ability to work collaboratively and constructively with both junior and senior members of the team
- Detail-oriented, highly organized, and capable of managing multiple priorities in a fast-paced environment.
- Proactive, excited to learn, and motivated to expand responsibilities over time.
