OVERVIEW
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification preferred.

ESSENTIAL DUTIES AND RESPONSIBILITIES- Perform repairs to make‑ready units in a timely manner.
- Be on call for 24‑hour paging as scheduled by the Service Manager.
- Assist the Service Manager or Housekeeper with their work as needed.
- Assist the Grounds personnel with trashing out units when necessary.
- Help with inventory control and utilization of maintenance materials and supplies.
- Inspect property for improvements and repairs and review findings with the Service Manager.
- Execute work order requests and maintenance requests.
- Ensure grounds are free of litter at all times.
- Operate and perform scheduled maintenance on all equipment.
- Know the location of gas and water meter emergency cut‑offs, apartment and fixture cut‑offs, and sewer clean‑outs.
- Paint interior and exterior as required.
- Assist the Property Manager or other staff members when requested.
- Aim for same‑day completion of work orders.
- Review work orders with the Service Manager daily.
- Adhere to policies outlined in the Employee Handbook.
- Maintain the maintenance shop clean and organized.
- Be immediately available in case of snow.
- Follow the Maintenance General Operating Policies.
- Maintain a professional appearance in uniform and display a good attitude.
- Practice proper personal hygiene while on the job.
- Embrace teamwork and a positive attitude.
- Cooperate with other staff and be ready to transfer to another property if needed.
- Participate in rotating after‑hours on‑call duties.
- Be prepared to travel to other sites as required.
Must have reliable transportation.
Performs other duties as assigned.
QUALIFICATIONS- HVAC skills with CFC certification.
- CPO certification preferred.
- Plumbing, electrical, and carpentry skills.
- Knowledge of SDS and OSHA regulations.
- 608 Refrigerant Certification preferred; training provided if needed.
- Position may require night or weekend work.
- Required to be on call.
- Duties performed both inside and outside, even in extreme temperatures below 32°F or above 100°F.
High school diploma or GED; or one to three months of related experience and/or training; or an equivalent combination of education and experience.
CERTIFICATES, LICENSES, REGISTRATIONSCurrent driver's license; CFC Certificate where needed.
OTHERSKILLS AND ABILITIES
- HVAC, plumbing, carpentry, electrical skills.
- Pool certification (if required).
- Knowledge of OSHA regulations and MSDS standards.
