Real Estate Strategy Specialist is a high-level, analytical role focused on aligning an organization’s physical property portfolio with its long-term business goals, financial targets, and operational needs. Unlike traditional brokers, this role focuses on portfolio optimization, location intelligence, and cost-containment strategies, often working directly with senior management.
Core Responsibilities- Portfolio Strategy & Planning:
Develop and execute long-term strategies for property acquisition, disposition, and leasing to optimize space utilization. - Data Analysis & Modeling:
Utilize GIS, financial modeling, and demographic data to assess market trends, evaluate site locations, and create "what-if" scenarios for growth or contraction. - Financial & Cost Management:
Review occupancy costs, develop budgets, and identify opportunities to reduce net expenses. - Transaction Support:
Collaborate with legal and transaction teams to manage leases, renewals, and acquisitions, ensuring compliance with business objectives. - Stakeholder
Collaboration:
Act as a liaison between business units (HR, IT, Finance) and external partners (brokers, architects) to define workplace needs. - Performance Metrics & Reporting:
Define KPIs for portfolio performance and prepare reports for executive review. - Sustainability & ESG:
Integrate sustainability, energy efficiency, and wellness standards into the portfolio.
Skills and Qualifications
- Education:
Bachelor’s degree in Real Estate, Finance, Business, Economics, or related field. - Experience:
2–5+ years in corporate real estate, strategy consulting, or financial modeling. - Analytical
Skills:
Proficient in Excel, GIS software (e.g., ESRI), and data visualization tools (e.g., Tableau). - Real Estate Knowledge:
Understanding of lease economics, market dynamics, and zoning regulations. - Communication:
Ability to present complex data insights to senior leadership.
