Job Description:

Residential Compound Leasing Manager Position Summary

The Residential Compound Leasing Manager is responsible first and foremost for leasing performance across the compound. This role leads tenant acquisition, pricing, marketing, negotiations, and renewals to achieve occupancy and revenue targets. The manager designs and executes the tenant mix strategy, attracts high-income residents from diverse international backgrounds, and builds strong corporate and broker relationships, while coordinating essential compound operations with the facilities team to ensure an excellent resident experience.

Key Responsibilities — Leasing & Marketing (Primary)
  • Develop and execute comprehensive leasing plans aligned with occupancy and revenue goals.
  • Own the end-to-end leasing funnel: lead generation, tours, offers, negotiations, contracting, move-in, renewals, and move-out.
  • Define the tenant mix strategy and adjust pricing, promotions, and unit positioning to optimize yield and community profile.
  • Conduct market research and competitive benchmarking; maintain a database of prospects, corporates, and relocation agencies.
  • Plan and manage marketing campaigns (digital, outdoor, events, partnerships) and measure ROI.
  • Build and manage a broker/agent network and corporate accounts; negotiate master leases where appropriate.
  • Implement and utilize CRM/property management systems to track leads, pipeline, and resident lifecycle.
  • Prepare and present weekly/monthly leasing reports and dashboards to leadership.
Tenant Experience & Relationship Management
  • Ensure a premium experience throughout the resident journey; resolve leasing-related issues promptly.
  • Collaborate with community management to deliver services and amenities that retain high-income, multinational residents.
  • Drive renewal strategies, loyalty initiatives, and referral programs to maximize retention.
  • Occupancy rate and lease velocity.
  • Lead-to-lease conversion rate and average days vacant.
  • Average rental yield per unit/sqm and pricing adherence.
  • Renewal rate and resident satisfaction (e.g., NPS/CSAT).
  • Marketing ROI and broker/channel performance.
  • Coordinate with Facilities Management on maintenance SLAs, cleanliness, safety, and readiness of units.
  • Ensure compliance with municipal and civil defense regulations; support audits and inspections.
  • Oversee move-in/move-out processes and unit turnarounds in collaboration with operations.
  • Manage vendor/service provider performance relevant to leasing (e.g., cleaning, landscaping presentation, reception).
  • Participate in emergency response planning and communication as needed.
Qualifications & Experience
  • Bachelor’s degree in Business, Real Estate, Engineering, or related field.
  • 7+ years of progressive experience in leasing and managing upscale residential compounds or communities.
  • Demonstrated success attracting high-income, multinational residents and achieving occupancy targets.
  • Strong negotiation, sales, and relationship-building skills; experience with brokers and corporate accounts.
  • Proficiency with CRM/property management systems and data-driven reporting.
  • Knowledge of local housing regulations and compliance requirements.
  • Excellent communication skills in English;
    Arabic is a plus.
  • Results-driven, commercial mindset with strong analytical capability.
  • Strategic planning and execution; ability to design tenant mix and leasing strategies.
  • Leadership and collaboration across leasing, marketing, and operations teams.
  • Cultural sensitivity and premium customer service orientation.
  • Ethical conduct, confidentiality, and professional integrity.
