Maintenance Technician

Job Description Summary

Responsible for assisting with operation troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, industrial systems, grounds, and maintenance equipment for assigned properties/facilities.

Job Description Education

High School Diploma or GED equivalent.

Years of Relevant Experience

2+ years of related experience in a commercial property setting.

Job Responsibilities
  • Assist with troubleshooting and repairs of buildings and installed systems, including: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop and grounds equipment, and HVAC.
  • Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices.
  • Assist with installation and modification of building equipment and systems.
  • Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper; and paint walls, piping, floors, and equipment.
  • Troubleshoot, evaluate, and recommend opportunities to upgrade maintenance operations or implement cost‑saving measures.
  • Maintain competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance.
  • Respond immediately to emergency situations and customer service requests as assigned.
  • Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance needs, etc.
  • Maintain and operate fire and life safety systems, including fire alarm systems, fire pumps, and related fire protection equipment as assigned.
  • Perform carpentry work and snow removal when necessary.
  • Comply with all applicable codes, regulations, governmental agency requirements, and Company directives related to building operations; practice safe work habits.
  • Use technology such as smartphones, tablets, computers, web‑based applications, and building automation systems.
  • Complete all required C&W Safety Training as scheduled annually.
  • Comply with the C&W Uniform Dress Code and maintain a neat, clean appearance while on the property, even outside working hours.
Knowledge, Skills & Abilities
  • Technical, vocational, or on‑the‑job training in at least one of the following: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair.
  • Possess and maintain a valid driver’s license (commercial license may be required) and a good driving record, subject to periodic checks.
  • Basic computer skills in Outlook, Excel, and Word.
Physical Work Requirements

This role operates in a professional office or commercial building environment and routinely use standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.

Work may involve:

  • Frequent exposure to loud noise, power equipment, extreme temperatures, toxic chemicals, biohazard materials, dirt, dust, fumes, smoke, and other environmental factors.
  • Use of Personal Protective Equipment (PPE) as required.
  • Regular travel between properties in varying weather conditions.
Physical
  • Significant physical activity required, including stooping, standing, climbing, and frequently lifting a minimum of 50 lbs. (tools, pumps, ladders).
  • Ability to safely install rigging/lifting devices.
  • Regular crouching and reaching to install or move equipment.
  • Movement between departments, floors, and properties as needed.
  • Ability to stand for prolonged periods and drive up to 4–5 hours per day between client locations.
  • Ability to clearly communicate and read/understand written and verbal information.
