Service Technician (Richmond, Virginia)
Drucker + Falk, LLC is seeking a Service Technician to support our residential property maintenance. Weekend hours include emergency on‑call rotation. The technician reports directly to the Service Manager and performs make‑ready repairs on vacant units. HVAC certification is preferred.
Essential Duties and Responsibilities- Perform timely repairs to make‑ready units.
- Act as back‑up for 24‑hour on‑call rotation, responding to paging as scheduled.
- Assist the Service Manager, Housekeeper, Grounds personnel, and Property Manager as needed.
- Support inventory control and maintenance material utilization.
- Inspect property for needed improvements and repairs; review a list of work orders with the Service Manager daily.
- Operate and maintain equipment in accordance with the Service Manager’s schedule.
- Know the location of all utility cut‑offs and emergency shut‑offs.
- Paint interiors and exteriors when required.
- Maintain a clean shop and work area at all times.
- Be immediately available in the event of snow or other emergency conditions.
- Follow the Maintenance General Operating Policies; maintain professional appearance and positive attitude.
- Support staff at other sites if required; be flexible to transfer to other properties on a rotating basis.
- Take on additional duties as assigned.
- HVAC skills – CFC certification (required).
- Plumbing, electrical, carpentry skills.
- Knowledge of SDS and OSHA regulations.
- CPO certification preferred.
- 608 Refrigerant Certification preferred, but training will be provided if needed.
- Valid driver’s license.
- Reliable transportation.
- Position may require night/weekend work.
- Required to be on call.
- Work performed both indoors and outdoors, possibly in extreme temperatures (below 32 °F and above 100 °F).
High school diploma or GED; or one to three months related experience and/or training; or an equivalent combination of education and experience.
Certificates, Licenses, RegistrationsCurrent driver’s license; CFC Certificate where required.
OtherSkills and Abilities
HVAC, plumbing, carpentry, electrical skills; pool certification if required.
Other QualificationsKnowledge of OSHA regulations and MSDS standards.
Physical DemandsRegular tasks include standing, walking, using hands, reaching, carrying up to 100 lb., and general heavy physical activity. Specific vision requirements: peripheral vision and depth perception.
Work EnvironmentFrequent exposure to moving mechanical parts, toxic or caustic chemicals, outside weather conditions, electrical shock risk, wet or humid environments, and moderate noise levels. The work may involve high, precarious places, fumes, and vibration.
