About

The Role

We are seeking an exceptional Maintenance Technician who will take pride in their community and focus on completing service requests, emergency calls, move-in needs, and property tasks that may be needed daily, weekly, or monthly. This is a "hands-on" role focused on maintenance, teamwork, and high-quality service.

The Maintenance Technician reports to the Property Manager and must be available for on‑call rotation. Reporting out of a home base at the Coliseum Lofts Apartments (1359 W Broad St.), the Maintenance Technician will join our skilled maintenance team servicing both Coliseum Lofts and Raven Place in Richmond.

The Maintenance Technician
, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.

PAY: $18 - $24 per hour (based on experience)

LOCATION: Coliseum Lofts, 1359 W Broad St., Richmond, VA 23220

  • Office will be at Coliseum Lofts with time shared with nearby Raven Place at 1710 E Broad St

SCHEDULE: Full Time, typically 8:30am - 5:30pm Monday - Friday.

  • On-call rotation schedule is required
Main Responsibilities
  • Ensure the completion of all service requests
  • Inspect community continuously, recording and correcting deficiencies
  • Order necessary supplies and parts within budgetary guidelines
  • Perform all general and routine maintenance in the community
  • Ensure that all keys are kept properly
  • Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as‑needed basis
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs, and other interior repairs daily
  • Service requests made by residents should be completed within 24 hours
  • Handle on‑call duties whenever needed; will carry a cell phone on a regular basis
  • Replace breezeway light bulbs as needed
  • Assist with apartment make‑readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
  • Order supplies; communicate and coordinate with vendors
  • Assist in the distribution of flyers and other materials
  • Assist in picking up litter & maintain small amount of grounds
  • Perform preventative maintenance
  • Keep inventory
Requirements
  • HVAC certification is required (EPA Universal, CPO certification and REAC inspection experience preferred)
  • At least 2 years of experience as a maintenance technician
  • Reliable transportation
  • Able to be available for rotating on-call shifts (this will include evenings and weekends)
  • Basic computer skills, including email and some Microsoft products
