Job Description

JOB SUMMARY:

Director Maintenance & Engineering shall direct the daily maintenance operations of the community, oversee the Facilities Maintenance Department, and direct departmental staffing, team member development, and in-service training.

Job Duties (Essential)

  • Develops annual departmental budget and ensures budget compliance.
  • Develops strategic plans for department which includes a preventative maintenance program on equipment, machinery, buildings, and grounds.
  • Develops and implements new programs in accordance with Pinnacle Living policies for Facilities Maintenance Department.
  • Supervises fore control and prevention procedures and conducts required drills.
  • Supervises schedules and evaluates all Facilities Maintenance Department personnel.
  • Secures special services and/or contractors as needed.
  • Acts as advisor to the Safety Committee.
  • Monitors and reports on all elements of the facility’s operation.
  • All other duties as assigned.
  • Qualifications

  • Advanced and extensive knowledge of facilities maintenance practices.
  • Knowledge and understanding of blueprints, construction layouts, building specifications, safety regulations, maintenance guides/manuals, and hazardous conditions.
  • Understanding of service level agreements and community requirements in relation to facilities, environmental and building maintenance, and regulatory requirements.
  • Advanced knowledge of building standards, codes, and regulatory requirements.
  • Advanced ability to diagnose and troubleshoot system issues.
  • Advanced ability to operate complex hand tools, power tools, and tools of the trade.
  • Proficiency with Microsoft Office, Outlook, and CAD programs.
  • Good communication skills to manage a team.
  • Excellent customer service skills to partner internally and externally with contractors.
  • EDUCATION, EXPERIENCE, CERTIFICATION AND LICENSURE REQUIREMENTS

  • Bachelor’s degree in engineering or related field or equivalent experience/education required.
  • Experience in supervision of plant operations and maintenance plus budgeting and purchasing.
  • 7+ years of experience in building/grounds maintenance management.
  • PHYSICAL REQUIREMENTS AND WORKING CONDITIONS

  • Ability to lift 60lbs, climb ladders, and scaffolding.
  • Ability to compute basic math.
