Summary
AW Property Co. (AW) is a fully integrated real estate investment company that specializes in acquiring and enhancing medical office properties in major markets throughout the United States Sunbelt region. We are seeking a Building Engineer to join our team. The Building Engineer is responsible for the supervision and oversight of the general maintenance, repairs, and appearance of the Company’s portfolio of office and medical properties in the assigned region.
The Building Engineer must be courteous, professional, efficient, and able to schedule and complete tasks accurately. The position will require frequent travel to the properties and will be based at our Richmond, Virginia portfolio of properties.
A minimum of two years of experience with general maintenance of commercial properties including construction oversight. Must be detailed, organized, and able to multi-task in different facets of property operations. Requires a self-starter who can work both independently and in a team environment and has excellent verbal communication skills. Must have the ability to understand construction drawings, schematics, and the ability to read/interpret Material Safety Data Sheets (MSDS).
Requires light carpentry, mechanical, plumbing, electrical, and safety procedures experience. Must be steady, dependable, and have the ability to work a flexible schedule to accommodate after-hours and weekend emergencies. The position requires working knowledge of power and basic hand tools as well as Microsoft Office and the ability to operate standard office equipment.

Job Responsibilities General Building and Preventative Maintenance- Diagnose and self-perform routine maintenance in a timely and professional manner.
- Assure all service requests are completed on a daily basis.
- Accurately document work performed on service requests, including related expenditures.
- Proactively follow-up on all incomplete service requests as well as completed service requests to ensure satisfaction.
- Perform move-out inspections and prepare units for leasable condition.
- Keep vacant spaces in tour-ready condition.
- Perform all maintenance and repairs in accordance with company policies and procedures.
- Complete special projects as may be assigned and prioritized.
- Routinely inspect exterior of the property and perform grounds cleanup.
- Perform building and common area upkeep on a daily basis in accordance with company standards.
- Assist with the oversight and management of tenant improvements and construction projects as required.
- Obtain bids and negotiate prices, as necessary, with vendors and contractors.
- Coordinate delivery and work schedules with vendors, contractors, and managers.
- Perform effective emergency maintenance (after hours) as required.
- Coordinate maintenance objectives with the Property Management team as needed.
- Complete, maintain or supervise the completion of preventative maintenance and necessary inspections for regulatory compliance.
- Provide tenants with any maintenance training and feedback as required.
- Order supplies, tools and parts as needed for the completion of maintenance projects.
- Maintain a good clean working environment at all times.
- Assist Property Manager with the coordination of all property events.
- Work closely with Property Administrator to maintain work order system and ensure tenants are using the system to submit service requests.
- Prepare and submit move-out inspection reports.
- Prepare and maintain preventative maintenance reports.
- Attend mandatory property management meetings as required.
- Prepare notes and comments for monthly maintenance meetings.
- Maintain and update maintenance schedules.
- Prepare and maintain inventory list of all supplies, tools and parts.
- Maintain proper equipment, and equipment inventory to ensure warranty compliance.
- Ability to work between the hours of 7:00 AM to 4:00 PM, or an earlier 8-hour schedule as determined by the property manager and portfolio, Monday through Friday and must be “on call” 24 hours per day on a rotating basis at least one week per month.
- Ability to lift 50 - 100 lbs. as needed for trash removal and unit clean ups.
- Ability to operate all necessary hand tools to make repairs in a skilled and safe manner.
- Must have a dependable vehicle to transport tools and equipment to and from the properties on a daily basis.
- Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs.
- Tolerance to all extremes of hot weather, as may be necessary.
- Promote good public relations with tenants, co-workers, and company staff through good attitude.
- Be presentable at all times, by wearing clean and pressed company issued uniforms.
