The Porter assists in carrying out maintenance processes—including corrective, preventative, routine, and cosmetic maintenance—and supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

• Attend the property daily and handle community maintenance, including cleaning, trash removal, and general upkeep of grounds and common areas.
• Respond promptly to resident and management requests and work orders for community, building, and unit areas.
• Ensure repairs and replacements for grounds and buildings are completed in a timely manner.
• Inspect grounds and community features daily to identify and correct hazardous conditions or liability concerns.
• Assist in maintaining a preventative maintenance program to extend the life of the community and minimize future repairs.
• Follow and enforce Asset Living key policies and safety standards, including OSHA guidelines.
• Maintain a well‑organized and adequately stocked maintenance shop.
• Participate in unit inspections and notify of any violations of community rules.
• Utilize property resources and equipment efficiently.
• Conduct additional tasks as requested by the Maintenance Supervisor and Community Manager.
• Participate in on‑call emergencies at the community.
• Provide excellent customer service, monitoring service‑request turnaround and responsiveness.
• Project a favourable image of the community to achieve property objectives and public recognition.
• Enforce resident‑related policies as delegated by the immediate supervisor.

• High School Diploma or equivalent.
• Basic computer skills and understanding of on‑site software functions.
• Knowledge of Fair Housing Laws and OSHA requirements.

• Move frequently and traverse flat and uneven terrain.
• Ascend/descend ladders, stairs, ramps, step stools, work overhead or in tight spaces.
• Lift and place objects up to 100 lbs. and perform repetitive motions involving wrists, hands, or fingers.
• Operate motor vehicles and/or golf carts.
• Work outdoors in various weather conditions, including extremes of temperature, wind, and precipitation.
• Occasionally work overtime, weekends, nights, or on‑call emergencies.

$16 per hour to $19 per hour.
