Commissioning Engineer III
The Commissioning Engineer III is responsible for Level 1‑5 commissioning of base building systems, security systems, life safety systems, electrical, mechanical, and EPMS/BMS systems within a Data Center environment. The role oversees, documents, and tracks commissioning activities, including testing and validation of connectivity, network infrastructure, security, life safety, building subsystems, finishes, transformers, electrical switch gear, UPS, STS, PDU, chiller and cooling equipment, electrical power monitoring, and building automation systems.
The engineer also serves as project manager and liaison to third‑party commissioning agents, supporting construction/commissioning activities that may require nights and/or weekends.
Estimated 75% travel to other sites across the United States is required.
Responsibilities- Assist in all site construction activity and installations, coordinating with the QTS Development Team and external construction resources to ensure system design, installation, and testing meet operational standards.
- Develop comprehensive commissioning plans for Level 1–5 systems, covering connectivity, network infrastructure, security, life safety, building subsystems, finishes, electrical, mechanical, and building automation components.
- Conduct thorough commissioning activities, ensuring all systems are installed, tested, and validated per industry standards and client specifications.
- Identify, track, and resolve issues during commissioning, working closely with the project team to address technical challenges and provide feedback to program management for continuous improvement.
- Create and review detailed commissioning documentation, including test procedures, reports, and as‑built documentation, ensuring accuracy and completeness.
- Witness equipment testing during commissioning and validate operational sequence and receipt of all documentation.
- Collaborate with cross‑functional teams—design engineers, project managers, contractors, commissioning agents, and facilities operations—to ensure seamless integration without impacting operational portions of the campus or building.
- Implement quality control measures to meet regulatory requirements and industry best practices throughout the build and commissioning process.
- Develop and test site‑specific standard operating procedures (SOP), method of procedures (MOP), and emergency response procedures (ERP) in coordination with facilities operations.
- Provide training to end‑users and maintenance personnel on operation and maintenance of commissioned systems.
- Use the Change Management Process to approve and complete preventative and corrective maintenance, documenting all activities with QTS software.
- Bachelor’s degree in Construction Management, Project Management, Computer Science, or a related field, or equivalent professional experience.
- Seven or more years of experience in data center engineering, commissioning, project management, or equivalent.
- Background in building maintenance, CCTV and access control, network/telecommunications, and fire detection/suppression systems.
- Ability to travel to other Data Center locations as required.
- Proficiency with MS Office Suite.
- US citizenship required by law due to federal customer contracts.
- Firm understanding of mechanical and electrical equipment, systems, and design related to data centers.
- Knowledge of electricity and medium to low voltage electrical distribution systems.
- Experience with emergency backup systems (generators, UPS, battery backup).
- Experience with mechanical cooling solutions (chillers, CRAH, CRAC, pumps, heat exchangers).
- Knowledge of equipment operation and maintenance, single‑line drawings, critical scripted work, and sequence of operations.
- Ability to analyze operations of various systems, determine causes of problems, and implement corrective action.
- Capability to acquire and apply job‑related knowledge within set guidelines and expectations.
- Skill to develop solutions and create technical plans for projects.
