Job SummaryThe Project Executive is responsible for providing leadership and management to assigned projects in a safe, profitable, and timely manner. The PX manages the work in a manner consistent with standards of quality and integrity and will participate in marketing, estimating, bidding, and contract negotiation phases of the projects assigned. Primary function is to serve as champion for the execution of the work – preconstruction (when assigned) and construction.
This is the highest management level at a project site and typically requires demonstrated experience managing large, complex projects or multiple projects totaling $200 million or more.
- Champions the orderly, timely transition of projects from estimating to the field, including project review meetings covering contract requirements, general conditions, schedules, budgets, subcontracts, and purchase orders.
- Completes closeout requirements and punch lists promptly and handles warranty callbacks to maintain owner/client relationships.
- Coordinates with the Project Team the means and methods for successful and profitable execution; reviews and monitors manpower, equipment, and material resources.
- Establishes and maintains professional relationships with owners, architects, engineers, and subcontractors.
- Establishes the project charter and a comprehensive project management plan (PMP) including scope, procurement, environmental, schedule, financial, quality, safety, and risk management plans.
- Has overall responsibility for project success, including safety, schedule, profitability, quality, and customer satisfaction.
- Manages billings to ensure timely payment applications and receipt of payments, and oversees the subcontractor payment process.
- Develops the overall CPM schedule in coordination with the Project Superintendent and Project Engineer; ensures detailed schedules are prepared and coordinated; emphasizes lean scheduling.
- Participates in or leads business development activities including client contacts, proposals, presentations, and negotiations for selected projects.
- Provides feedback to estimators for future bids, including subcontractor performance evaluations.
- Prepares Monthly Progress Reports with the Superintendent to manage costs and project performance.
- Prepares and executes purchase orders, subcontracts, insurance certificates, bonds, and appropriate lien waivers.
- Understands and administers prime contract terms and conditions, contract documents, subcontract agreements, and insurance requirements.
- Reviews and approves change orders, supplements, and cost-control budget adjustments; evaluates estimates for cost control, equipment, formwork, materials, manpower, and schedule considerations.
Job Requirements
- Experience in preconstruction and in managing construction projects.
- Four-year construction-related degree or equivalent combinations of technical training and/or related experience.
- Proficient use of all Microsoft Office Suite programs.
- This manager level is capable of managing large projects of a complex nature and multiple projects with dollar volume in excess of $200 million, typically with 20+ years of experience.
- Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, and cash flow procedures.
- Ability to wear personal protective equipment (steel-toed shoes, gloves, safety glasses, hearing protection, hard hat, vest, etc.)
- May reach above shoulder heights and below the waist on a frequent basis
- May stoop, kneel, or bend on an occasional basis
- May use telephone, computer, email, or other electronic devices to communicate
