Regional Land Development Manager

Job Title: Regional Land Development Manager

Experience: Five or more years in residential construction land development, civil engineering, surveying, land use planning, and/or civil construction management

How You Will Contribute

The Regional Land Development Manager is responsible for monitoring regional land development and managing the land development process—including feasibility, entitlements, design, and infrastructure—for residential subdivisions within the South Washington region.

Responsibilities
  • Feasibility:
    Conduct due diligence on potential land development opportunities, research proposed projects, and investigate future issues.
  • Entitlements:
    Facilitate the processes of obtaining land entitlements from municipalities, including attending neighborhood, city council, and commission hearings.
  • Construction Drawing Design:
    Communicate needs and company standards to consultants and review subdivision designs to ensure efficiency and compliance.
  • Final Platting:
    Facilitate the finalization of land entitlements from municipalities.
  • Civil Construction Management:
    Manage civil contractors, vendors, budgets, and schedules throughout the infrastructure construction process.
  • General:
    Communicate clearly with the regional team, executive team, local jurisdictions, and contractors to resolve miscellaneous matters related to residential subdivisions.

What You Can Offer
  • Education
    • Bachelor’s degree in civil engineering or construction-related field, or 4+ years of equivalent work experience.
  • Professional Certification
    • Professional Engineering license preferred but not required.
  • Specialized Knowledge
    • Knowledge of heavy civil construction contracting processes, methods, and cost analysis.
    • Knowledge of residential infrastructure and building construction.
    • Knowledge of land use entitlement and land division laws, processes, and procedures.
  • Skills
    • Proficient in AutoCAD.
    • Proficient in Microsoft Office (Outlook, Excel, Word, PowerPoint).
    • Proficient in Microsoft Project scheduling software.
    • Proficient in PDF editor (Adobe, Blue Beam, or equivalent).
    • Construction and Project Management expertise.
  • Abilities
    • Read and interpret civil engineering plans and specifications.
    • Effectively communicate orally and in writing to various audiences.
    • Engage with public officials and inspectors professionally.
    • Build relationships with individuals in various functional areas inside and outside the organization.
    • Motivate team members to produce quality work within tight time frames while managing multiple priorities simultaneously.
    • Develop and coach employees, challenging direct reports to excel in all aspects of performance.
    • Make financially responsible decisions to accomplish goals and maintain high company standards.
  • Experience
    • Minimum of 5 years in residential construction land development, civil engineering, infrastructure purchasing/estimating, or construction management.
    • Previous real estate/development experience in entitlement, civil construction, surveying, and/or land use planning strongly preferred.
