Job DescriptionThe Creekview Property Manager will oversee the management and operation of Associa’s global campus, consisting of 260,000 SF between two buildings known as Creekview I & II, located at 2301 N Greenville Ave & 1300 E Lookout Dr. Richardson, TX. This role involves leading a team of building service providers and vendors, ensuring the property operates efficiently, implementing management strategies, and managing the building operating budgets.
The ideal candidate will have strong experience in property management, proven leadership skills, and a strategic mindset. The Creekview Property Manager reports directly to the Vice President of Development & Facilities.
- Leadership and Management:
- Lead, mentor, and manage the building service provider team consisting of onsite day porters, security officers, a building engineer, and vendors responsible for repairs and maintenance.
- Foster a positive and productive work environment.
- Conduct frequent property inspections to ensure the property is in good condition and service providers are performing their duties.
- Property Operations:
- Creekview I & II consists of the following that will require management & oversight:
- A full‑service kitchen
- Two micromarkets
- Multiple refreshment areas
- A fitness center with shower rooms & towel services
- Multiple tenants, both internal and external
- HVAC controls
- Gated parking garages
- Oversee the day‑to‑day operations of all properties, ensuring they are well‑maintained and compliant with all codes and regulations.
- Develop and implement standard operating procedures for property management.
- Ensure prompt response to tenant inquiries and issues.
- Financial Management:
- Manage annual property budgets, including forecasting for improvements, repairs, and variance analysis.
- Monitor and optimize property financial performance, including rent collection, expense management, and profitability.
- Prepare financial and operational reports for senior management.
- Tenant Relations:
- Ensure high levels of tenant satisfaction and retention.
- Handle escalated tenant complaints and disputes effectively.
- Strategic Planning:
- Develop and execute long‑term strategies for property management.
- Identify opportunities for property improvements, cost savings, and revenue generation.
- Collaborate with other groups and departments to integrate new properties as they are acquired.
- Compliance and
Risk Management:- Ensure all properties comply with local, state, and federal regulations.
- Develop and implement risk management strategies to mitigate potential issues.
- Collaborate with Associa’s insurance group to ensure all properties are adequately insured at all times.
- Vendor and Contractor Management:
- Establish and maintain relationships with vendors and contractors.
- Negotiate contracts and ensure quality service delivery as needed.
- Work with the property management team to monitor and evaluate vendor performance.
- Minimum Requirements:
- Bachelor’s Degree in a related field (i.e., facilities, business management, real estate), or 3‑5 years of related experience in a leadership role.
- 2+ years of experience in commercial property management.
- Certified Property Manager (CPM) designation a plus.
- Required Knowledge, Skills, and Abilities:
- Familiar with managing and maintaining building systems such as HVAC controls, life safety, access control, plumbing, electrical, elevators, lighting controls, commissary kitchens, etc.
- Excellent financial acumen and experience managing property budgets.
- Proven ability to manage a small team.
- Self‑driven person who holds themselves to a high standard.
- Customer service‑mindful.
- Effectively manage building vendors and drive them to complete tasks on time, on budget, and with the expected outcome.
- Good written and oral communication skills.
- Proficient in all Microsoft applications including Excel, Word and PowerPoint.
- Must be able to work well with others in a team environment.
