- Manage and optimize room inventory, restrictions, and pricing strategies through One Yield CITY, MARSHA, and related Marriott systems.
- Assist in development of BAR, member rates, advance purchase strategies, package paths, and promotional fences aligned with Marriott luxury revenue standards.
- Support execution of daily pricing decisions based on market dynamics, pace trends, and competitive pressures.
- Analyze historical trends, forward-looking data (Demand
360, Agency
360, CoStar), and real-time booking activity to produce accurate daily, weekly, and monthly forecasts. - Assist in Budget and 30/60/90 forecasting cycles to support ownership, Marriott, and Crescent reporting expectations.
- Track property KPIs including Occupancy, ADR, RevPAR, MPI, ARI, and RGI.
- Produce daily, weekly, and monthly revenue performance summaries for leadership.
- Identify risks, upside opportunities, and market shifts affecting transient and group performance.
- Use Lighthouse Rate Insights, STR, and CoStar to monitor comp set pricing, track segmentation shifts, and identify demand drivers.
- Provide actionable insights to maintain competitive positioning.
- Evaluate performance of incentive offers, member promotions, advance purchase strategies, and channel-specific activations.
- Analyze conversion and profitability of promotions; recommend strategic adjustments.
- Manage inventory and rate integrity across , OTAs, GDS, meta, and wholesale channels.
- Support parity audits and assist in resolving issues quickly.
- Ensure proper loading of consortia, Luminous, and luxury preferred partner rates.
- Assist in annual budget development, pricing strategy reviews, and commercial planning for the hotel’s opening and beyond.
- Collaborate with Marriott Area Revenue teams to ensure strategic alignment.
- Prepare weekly strategy reports, month-end recaps, commercial dashboards, and group pace analysis.
- Present findings clearly to Commercial, Sales, and Operations teams.
- Proficiency or willingness to master One Yield CITY, MARSHA, CI/TY, Demand
360, Agency
360, and Marriott reporting tools.
- Advanced Excel skills, familiarity with STR, CoStar, and rate shopping tools.
- Strong ability to turn analytics into actionable insights.
- Ability to communicate complex data clearly to various departments.
- Familiarity with PMS, CRS, and channel management tools (Opera, HPP, MARSHA).
- Ensure revenue decisions enhance the luxury guest experience.
- Maintain accuracy, timeliness, and strategic alignment.
- Strong attention to detail, urgency, organization, and collaboration.
