Simpson Housing LLLP / Simpson Property Group LLC is seeking a Maintenance Supervisor for the Benson Downs Luxury Apartment Homes, a premier class A 312‑unit garden‑style community located in Renton, WA.

Responsibilities- Lead and inspire the property maintenance team, overseeing all maintenance operations.
- Ensure vacant apartment homes are ready for leasing in a timely manner.
- Troubleshoot and resolve issues with HVAC, plumbing, electrical, sewer/water, and security systems.
- Assist residents with general maintenance issues such as appliance, cabinet, flooring, drywall repairs.
- Monitor physical condition of the property and take appropriate action.
- Perform preventive maintenance on essential equipment to avoid service interruption.
- Be on call as needed.
- 2+ years of supervisory experience in multifamily or hotel maintenance.
- Strong knowledge of HVAC systems, electrical, plumbing, appliance repair, and general carpentry.
- HVAC/EPA certification and Fair Housing training required.
- Optional certifications: CPO and CAMT (Apartment Maintenance).
- Experience with MS Office Suite (Word, Excel, Outlook).
- Strong customer service skills.
- Substantial rent discount (20% standard, 35% on‑call, 40% after 3 years).
- Shoe stipend – reimbursed up to $125 twice per year.
- Uniforms provided quarterly.
- On‑call bonus of $100 per scheduled week.
- Quarterly performance bonus up to 6% of salary.
- Paid time off: 15 days per year + 9 holidays + 2 floating holidays + 2 wellness days.

Pay Range: $30.39 – $37.23 per hour (approximate, may vary based on experience, education, certifications, and additional compensation such as bonuses).

Schedule:
Monday to Friday; on call, overtime.
